Bridge Loan Until the Promoter Loan
The operation involves granting a bridge loan aimed at refinancing an existing charge on urban land in Benasque. The goal is to allow the manager to advance all preliminary work necessary for the bank to grant the promoter loan, which will be the milestone enabling repayment of Urbanitae’s loan.
Repayment is expected once two conditions are met:
- Obtaining the building permit
- Reaching the pre-sales threshold required by the financial institution
Discussions with the bank are already well advanced.
Prime Location in the Pyrenees
The underlying asset is urban land located in La Pleta de Benasque, one of the most attractive residential and tourist areas of the municipality. The subdivision plan has already been approved, dividing the land into 9 independent plots, allowing the project to be developed in three phases of three blocks each.
The planned development consists of 86 multifamily units across 9 blocks, with 4 floors above ground + 1 underground floor. The units include 2 and 3 bedrooms, garage and storage, private terraces on upper floors, and gardens on the ground floor.
The total buildable area amounts to 8,168 m², and the estimated sale price has been confirmed by an independent market study, validating the promoter’s assumptions.
Benasque is one of the most valued destinations in the Aragonese Pyrenees. Surrounded by mountains, valleys, and glaciers, the town is located near some of the highest peaks of the Pyrenees, such as Aneto, and just 10 minutes from the Cerler ski resort. Additionally, a cable car is under construction that will directly connect the center of Benasque with the resort, further increasing its appeal.

10% Annual in 12 Months
Urbanitae investors will enter through a committed single-tranche loan with the following characteristics:
- Total Amount: €2,140,000
- Fixed Interest Rate: 10% simple annual
- Term: 12 months + optional 6-month extension
- Minimum Interest: 6 months
- Principal and Interest Payment: at maturity
- LTC: 72% until refinancing
- LTV: below 36% of appraisal value
Full early repayment is allowed at any time, provided the minimum return equivalent to six months of interest is respected.
Loan Guarantees
The project has a set of first-class guarantees:
- First-ranking mortgage on the land, with 135% liability of the principal
- Pledge of control without fund intervention on the project accounts
- Pledge promise over development contracts
These guarantees provide a solid protection structure for investors.
Timeline and Expected Repayment
The estimated project timeline is as follows:
- Q4 2025: Loan grant and refinancing of the existing charge
- Q1 2026: Completion of the Basic Project and permit application
- Q2-Q3 2026: Obtaining the building permit
- Q4 2026: Milestone achievement and promoter loan grant → loan repayment
