At Urbanitae, we closed 2025 with a very positive balance for Direct Investments, our direct real estate investment line. After just seven months of activity, this division has exceeded €18 million in investment volume, confirming the market’s interest in a model that allows acquiring full ownership of a property, with professional support throughout the entire process.
This first year has served to validate a proposal that meets a very specific demand: investors who want direct exposure to real estate but without taking on the operational complexity traditionally involved in buying, renovating, renting, or selling a property.
Direct investment, with expertise and preferential access
Direct Investments relies on the experience Urbanitae has accumulated over more than five years analyzing, structuring, and executing real estate operations. This knowledge allows us to identify opportunities in both new developments and resale properties, always with a very clear focus: well-located assets, solid fundamentals, and potential to generate returns from day one.
Thanks to our direct relationships with developers and professional sellers, the deals closed in 2025 presented an average discount of over 13% compared to market prices, a particularly relevant differential in a context of limited supply and upward price pressure.

Beyond the end investor, Direct Investments has also established itself as a strategic tool for real estate developers. 75% of operations were concentrated in new developments at early stages of construction, providing early traction, commercial speed, and visibility for the projects from the start.

Madrid, Barcelona, and Valencia: key markets
The average ticket size of operations was around €600,000, focusing on Madrid, Barcelona, and Valencia—three markets with strong structural demand, market depth, and medium- to long-term appreciation potential.
In all cases, the objective has been the same: to give investors access to opportunities that would otherwise be difficult to identify or execute individually.
Some standout properties of 2025
During this first year, we closed operations that are very representative of the Direct Investments approach. For example, a resale property on Francisco Silvela Street (Madrid) was acquired with a 15% discount compared to market comparables, with a flexible strategy: generating rental income or selling after a few years to capture appreciation, with scenarios pointing to a TIR above 15% in case of divestment.
In Valencia, a property in the Patraix neighborhood joined the program with a 25% discount, in an area experiencing strong growth in both purchase and rental prices. The operation offers an estimated net rental yield of 5.1%, with potential to increase returns through a combined medium-term sale strategy.
We also participated in new development projects, such as an exclusive development in Gavà Mar (Barcelona), just meters from the beach, or a residential development in the center of Móstoles, where we selected units based on location, quality, and future demand potential.
