The transaction consists of participating, alongside the developer, in the development of 131 terraced single-family homes within the setting of La Sella Golf, one of the most established residential and holiday enclaves in the Marina Alta area.
The project is located within an operational golf course, in a natural setting with views over the course itself. It also has good connections to Dénia, the AP-7 motorway and the airports of Alicante and Valencia.

131 Homes Next to the Golf Course
La Sella Golf involves the construction of 131 townhouses with 2, 3 and 4-bedroom layouts. The development is located in the municipality of Dénia, in an area already established as a residential golf destination.
The asset is close to the CV-735 road and has good access to the AP-7 motorway. It is also a short drive from the town centre of Dénia and its coastline.
The area combines several relevant factors for the project: a high-quality natural setting, existing infrastructure, proximity to services and residential demand from both national and international buyers.
The Manager: Blauverd
The project manager is a company belonging to the Blauverd group, a developer and contractor with more than 40 years of experience in new-build residential development in the Valencia Region.
The group has its own construction company, which will also carry out this project. This is relevant in a development of this scale, as it allows greater control over planning, costs and construction progress.
The building permit was granted in May 2026, allowing the project to move towards the start of construction once the transaction has been formalised and the final preliminary procedures have been completed.
A Capital Appreciation Transaction
La Sella Golf is structured as a capital appreciation project, in partnership with the developer to carry out the development.
The contributions from Urbanitae investors will be channelled through a capital increase in a special purpose vehicle. This company, in turn, will increase capital in the project’s development company.
The model seeks to align the interests of all parties. The developer will invest its own capital and that of its partners, amounting to €2,150,000, alongside the €1,500,000 contributed by Urbanitae investors and €5,850,000 from additional investors.
In total, the project’s equity amounts to €9,500,000.
€1.5 Million Ticket and 17% Preferred IRR
Urbanitae investors participate in the project with a ticket of €1,500,000.
The main characteristics of the transaction are:

The distribution structure establishes that Urbanitae investors have payment priority until they recover their investment plus a preferred IRR of 17%. Only after this preferred return has been satisfied will the developer recover its capital and an equivalent return.
If additional profits are generated above that threshold, the developer will receive 50% of the excess, 5% will be allocated to capital structuring, and the remaining amount will be distributed according to the percentage of capital held by each party.
Senior Financing Committed
The project has committed senior financing from Maslow Capital, for an approximate amount of €62.4 million.
This financing is divided into four tranches: land, construction, fees and interest, and VAT. The existence of this senior financing reinforces the financial viability of the project. It also allows the development to be structured from an early stage with visibility over the main sources of capital.
On the commercial side, the development already has 21 reserved units, around 16% of the total, since its commercial launch in February. Demand combines national and international buyer profiles, aligned with the type of product and location.

Economic Scenarios
In equity projects, and in accordance with CNMV criteria, crowdfunding platforms must not communicate an estimated project return. For this reason, in addition to the base or favourable scenario proposed by the manager and reviewed by Urbanitae, two additional scenarios must be published: a moderate scenario and an adverse scenario.
In all cases, the calculation formula is the same: forecast revenue minus estimated costs, divided by the project’s total equity.
Return in 2030
The estimated term of the project is 42-46 months.
The main planned milestones are:
- Third quarter of 2026: capital increase and final procedures.
- Fourth quarter of 2026: start of construction.
- Fourth quarter of 2029: expected completion of construction.
- First quarter of 2030: delivery of homes, liquidation of the company and distribution of profits to investors.
As with any real estate development, timelines may vary, both upwards and downwards, depending on the actual progress of the project, construction, sales and market conditions.
