New project: invest in an ongoing residential development in Cártama

Financing of an ongoing residential development in Cártama, with 32 homes, valid building permit, more than 30% of construction completed and mortgage security.

On Thursday, May 28 at 4:00 p.m. (UTC+2), we will open Project Cártama for investment, a new real estate debt opportunity in Málaga.

The transaction consists of partially financing the acquisition, construction and general costs of an ongoing residential development comprising 32 multi-family homes with parking spaces and storage rooms. The asset already has a valid building permit in place and construction progress exceeds 30%.

32 homes in an established residential area

The project is located on La Sierra Street, southwest of the municipality of Cártama, in a quiet and well-established residential area situated around four minutes by car from the town centre.

The development consists of two independent buildings containing 19 and 13 homes, respectively. The units will feature 2 and 3 bedrooms and will include parking spaces and storage rooms.

The asset is being developed on two residential plots with a total surface area of 1,643 sqm. The development was originally halted during the 2008 financial crisis and will now be reactivated by the manager. The structure and exterior façades have already been completed, the building is in good condition and free of tenants, allowing construction works to resume once the acquisition is completed.

Cártama: residential growth near Málaga

Cártama is a municipality in the Guadalhorce Valley that has gained residential appeal thanks to its proximity to Málaga city and the Costa del Sol. Its surroundings combine tranquillity, quality of life and fast connections to the capital and other municipalities in the province.

The asset is located in an area with nearby access to services, shops and major transport routes, within an environment characterised by single-family homes and low-density residential developments.

The manager: SUBA, part of Grupo Sinerba

The project manager is SUBA, a developer belonging to Grupo Sinerba, specialised in the comprehensive development of real estate projects.

The company manages the entire asset cycle, from land identification and acquisition to financing, technical development, construction and final commercialisation. Its activity includes residential development and tertiary projects – logistics, retail, hotels and flex living – with a strong presence in Andalusia and other regions of Spain.

Construction works will be carried out by Bilba Constructora, a company belonging to the manager’s group with experience in multi-family residential developments in Málaga and the Costa del Sol. This integration allows for greater control over costs, timelines and execution.

A licensed project with advanced construction progress

Project Cártama already has a valid building permit. The submission of the execution project to the Town Hall and payment of the corresponding fees are still pending.

The developer has signed a deposit agreement, and the acquisition is expected to be completed during June. Once the acquisition has been finalised, construction works will resume and the commercialisation of the homes will begin, managed directly by the developer group through its specialised in-house sales team.

The developer is committing a total of €2.26 million in equity, allocated to part of the acquisition and construction costs.

Total return of 18.81% over 21 months

The transaction is structured as a debt operation through a fixed-rate loan granted to the company SPV SUBA LA SIERRA, S.L.

The total loan amounts to up to €4,320,000, committed across three tranches and fully financed by Urbanitae investors:

  • Tranche A: up to €1,360,000
  • Tranche B: up to €1,610,000
  • Tranche C: up to €1,350,000

This opening corresponds to the financing of Tranche A, with the following terms:

  • Amount: €1,360,000
  • Interest rate: 10.75% annual simple interest
  • Total return: 18.81%
  • Term: 21 months
  • Possible extension: additional 6 months
  • Repayment of principal and interest: at maturity
  • Minimum return: equivalent to 12 months of interest

The portion of the loan allocated to construction financing will be disbursed through monthly construction certificates, subject to a favourable report from the Project Monitor.

Loan guarantees

The loan benefits from a package of guarantees consisting of:

  • First-ranking mortgage over the underlying asset, with mortgage liability equal to 140% of the principal amount.
  • First-ranking pledge over the borrower’s shares.
  • First-ranking pledge over the borrower’s bank accounts.
  • First-ranking pledge over the project VAT account.
  • Equity Commitment Letter.
  • Joint and several corporate guarantee granted by the group’s parent company or affiliated entities, for an approximate amount of €1.6 million.

As with all debt projects, a Project Monitor will oversee construction certifications, progress of the works, potential deviations in timing or costs, and approve the monthly loan disbursements.

Exit strategy

The exit for investors is expected to take place through the income generated from the sale of the homes.

The development is already partially completed, with construction progress above 30%, and commercialisation is expected to begin in the coming months. The manager has an in-house specialised sales team and experience in residential developments across Málaga and the Costa del Sol.
