We close the first quarter of 2026 with 42% growth: more than €70 million transacted

At Urbanitae, we have kicked off 2026 with a very positive performance. During the first quarter of the year, the volume of capital transacted by the company across different real estate investment strategies exceeded €70 million, representing a 42% increase compared to the nearly €50 million recorded in the same period of 2025.

This growth is driven by a clear combination of factors: the consolidation of our core business – financing real estate projects through debt and equity – and the progress of the new business lines launched in 2025, which are already contributing meaningful traction to the company as a whole.

Core business growth: €64 million in debt and equity

Our core activity – financing real estate projects through debt and equity – remains the main driver of Urbanitae. In the first quarter of 2026, this segment reached more than €64 million, a 30% increase compared to Q1 2025.

This figure reflects two key trends: on the one hand, the growing confidence of investors in the real estate co-investment model; on the other, the strength of our origination and analysis capabilities to identify opportunities in a market that remains demanding.

Direct Investments: more than €6 million and 35 units sold

Direct Investments, our business line focused on direct real estate investment – where investors acquire full ownership of the property – also performed well at the start of the year. In the first quarter, this division generated more than €6 million in transactions, with 35 units sold, predominantly second-hand residential properties.

These results confirm the interest in a model that combines access to carefully selected opportunities with support throughout the purchase process, as well as ongoing management and monitoring of the investment.

Greater focus on CRE: €12 million in commercial assets

At the same time, we have strengthened our activity in commercial real estate (CRE), a particularly dynamic segment at the start of 2026. In the first quarter, Urbanitae transacted €12 million in this type of asset, representing approximately 18% of total financed volume.

This evolution is aligned with the strategy launched in the second half of 2025 through our Transactions area, focused on investing in commercial assets and their subsequent rotation, with the aim of optimising returns for investors.

Geographic and asset-type diversification

Beyond the figures, the first quarter highlights a key strategic trend for us: diversification. During this period, we have participated in residential projects with a wide range of profiles – from large-scale developments to luxury housing – while also expanding our presence in non-residential asset classes.

In this regard, we have worked on transactions involving assets such as storage units, retail premises, serviced apartments and senior living, in line with our strategy of diversification by product, location and opportunity profile.

With this first quarter, we are consolidating our core co-investment business while accelerating the growth of new business areas, reinforcing the objective that guides our strategy: to offer more ways to invest in real estate and more financing solutions for developers, with the rigour, transparency and professional analysis that define Urbanitae.
