Projects undergo a rigorous approval process based on a comprehensive audit, which analyzes the real situation of an asset before investment. This review evaluates potential risks, liabilities, or other irregularities in various areas: legal (contracts, licenses, litigation), financial and fiscal (accounts, debts, taxes), technical (asset condition and permits), etc. Every proposal must receive unanimous approval from the Investment Committee, composed of platform experts and independent professionals.
Thanks to this rigorous approach, Urbanitae has now completed the repayment of nearly 70 projects, none of which has resulted in losses for investors. Projects currently open for investment with Urbanitae

This includes the Casa Coral and Casa Coragem projects, which involve the development of two luxury villas in one of the prime locations on the Costa del Sol. The main appeal of both lies in their investor-first profit distribution structure, which offers a 14% preferred IRR. In other words, once the project is completed, Urbanitae investors are first in line to receive both their invested capital and a 14% IRR. Only after they have been paid does the developer recover their capital and receive an equivalent 14% IRR.
As for the projects themselves, they represent strong opportunities for several reasons. The track record of the developer, Casas Fintech, in the area is outstanding: they have sold 15 villas locally, meeting both timelines and price targets. The sales agent is Solvilla, arguably the best in the region. And the product is highly exclusive — signature villas for which there is strong unmet demand.
In addition, investors can still participate in the Navia project, a debt operation to develop a retail park in Vigo. This marks our entry into Galicia and forms part of our broader strategy to expand our presence in the commercial real estate segment this year and, especially, next year. More than 50% of the retail park is already leased to top-tier tenants, and the commercialisation of the rest is well underway. The investment is structured as a loan of up to €5M at a 10.5% annual return, with an estimated term of 15 months and a minimum of 6. The loan is secured by a first-rank mortgage and additional guarantees, and there is already a signed forward purchase agreement, strengthening the visibility of the exit.
