This week, we offer you the opportunity to invest in Estepona with an 11% return. Financing will open next Thursday, December 7th at 4:00 PM.

The Villa Julia project involves granting a loan for the development of a luxury villa in Estepona. The loan will finance: 100% of the principal of a mortgage encumbering the asset, the completion of the construction works of the villa, and a tranche to recapitalize part of the promoter’s invested equity.

Villa Julia is surrounded by the Paraíso golf club. This location is situated between the city of Estepona and Puerto Banús, both just a few minutes away by car.

For this project, like in the Villa Olivia project, we will have the SB Property Group as the promoter.

11% return and granted building permit

With this project, it will be structured as debt, where Urbanitae Investors will grant a fixed-rate loan to the owning company of the asset.

The project has a granted building permit in 2022, and construction started in Q3 2022. Currently, it is around 80% completed.

Urbanitae investors will enter the project through an annual fixed-rate loan of 11%, with the aim of repaying the principal of a mortgage encumbering the asset, continuing the construction of the villa, and recapitalizing part of the capital contributed by the promoter. Urbanitae investors’ exit will be through the sale of the property.

Regarding the loan repayment guarantees, a first-ranking mortgage guarantee is established on the asset, a first-ranking pledge on the SPV’s shares, a first-ranking pledge on the SPV’s bank accounts, an irrevocable power of sale in favor of the lender, a pledge on the net profit of a project under development in Marbella by the promoter, with an expected delivery date throughout 2024.

Return in 12 months

The project has an 11% return in 12 months. In the fourth quarter of 2023, Urbanitae investors grant the loan to the promoter and refinance the debt, as well as recapitalize part of the manager’s capital. In the second quarter of 2024, the completion of the villa’s construction. Finally, in the fourth quarter of 2024, the sale of the villa and repayment of the loan granted by Urbanitae investors.
