The project involves the acquisition of a plot located in Alhaurín de la Torre, on the Costa del Sol, to develop a residential project of 21 semi-detached single-family homes with parking spaces and the option of a private pool. The homes will feature 3 bedrooms, with an average built interior area of around 200 sqm, as well as a porch, terrace, and garden.
The development will be located on Alborán Street, within a well-established, quiet, and well-connected residential environment.

Alhaurín de la Torre is part of the Málaga metropolitan area and has become an attractive location for those seeking a high-quality residential environment without moving far from the city.

Fifth project with Nyland
The project is managed by Nyland (local brand of Iniciativas Inmobiliarias), a Málaga-based developer with experience in residential developments across the province.
Urbanitae has previously collaborated with this developer on the Las Mesas project, and this will be the fifth project by the developer on the platform.
Nyland has a multidisciplinary team specializing in the design, management, and full execution of real estate assets. Its activity is mainly focused on Málaga and the Costa del Sol, where it has built experience in strategic residential locations.
Building permit application
The developer has signed a deposit agreement on the asset and has already paid €130,000 of the purchase price.
The participation of Urbanitae investors will allow the completion of the land acquisition and cover the initial development costs not financed externally.
The project plans to apply for the building permit in June, with an additional buffer included in the timeline to account for potential delays.
From a commercial perspective, the development is located in an area where there is currently a shortage of new-build supply. Additionally, an external commercial report has been conducted to validate the project’s estimated sales prices.
Investment structure
The transaction will be structured through a capital increase, with Urbanitae investors entering through a special purpose vehicle (SPV).

- Total project capital: €2,725,000
- Developer contribution: 20% of total investment

The developer will handle the full management of the project and will maintain a significant stake, aligning its interests with those of investors.
