Bossa Nova closes with a 39.92% return and a 13.18% IRR

Bossa Nova, a 32-home residential development in Ibiza, closes after 32.5 months with full capital repayment, a 39.92% gross return and a final IRR of 13.18%, very close to initial forecasts.

The Bossa Nova project, a new-build residential development in Ibiza, has closed with the full repayment of capital to investors and the distribution of the profits generated by the transaction.

The transaction concludes with a gross return of 39.92% and a final IRR of 13.18%, over a period of 32.5 months. The total gross amount returned to investors was close to 3.5 million euros.

The result is very close to the project’s initial forecasts, which envisaged a return of 41.5% and an estimated IRR of 13.9%.

A 32-home development in Playa d’en Bossa

Bossa Nova consisted of the development of a residential project comprising 32 one- and two-bedroom homes, with parking spaces, storage rooms and communal areas, on Carles Román Ferrer, 36, next to Playa d’en Bossa.

The project is located in one of the most dynamic areas of Ibiza, around 15 minutes from the city’s historic and commercial centre, 5 minutes from some of the island’s main leisure areas and 10 minutes from the airport.

The development included a swimming pool, gym and communal garden, within a proposal aimed both at first- or second-home buyers and at investor profiles interested in Ibiza’s residential market.

The developer: Belisla

The project developer was Belisla, a company specialising in real estate development in Ibiza.

At the time the project opened, the group already had previous experience on the island, with three developments completed. In addition, its partners had a relevant track record in the real estate development, engineering and construction sectors.

The project was structured as a capital gains transaction, through an alliance between the developer and Urbanitae investors. The investors’ contributions were channelled through a special purpose vehicle, which subsequently carried out a capital increase in the project development company.

Building licence and commercial progress

The project started from an advanced administrative position. It had a building licence granted and sales activity had already begun: at the time of opening, the development had 11 reservations out of a total of 32 homes.

After the formalisation of the investment and the purchase of the land in November 2023, the project progressed with the demolition of the existing building and the preparation of the plot. In March 2024, the developer loan was formalised, the first construction works began to be contracted and execution of the foundation slab started.

During 2024, the works progressed as planned and absorbed the usual summer pause in Ibiza, which had already been included in the initial planning. By the end of that year, the building structure had been completed, while sales had reached 24 units out of 32.

In 2025, the project entered its final construction phase. Throughout the year, works were completed on the façade, installations, partition walls, flooring, carpentry, kitchens, swimming pools, terraces and communal areas. In September, the works modification licence was obtained and, at the end of the month, the first occupancy licence was requested.

The first occupancy licence was finally obtained in March 2026, after the final technical procedures linked to the allocation of electricity supply point codes were completed. From that point onwards, the deed formalisation process began for the homes already sold.

Sales above the initial plan

One of the key elements of the project was its commercial performance.

Although the transaction experienced an increase in construction costs, sales closed above the prices forecast in the initial business plan. This made it possible to offset a large part of that deviation and keep the final result very much aligned with the objectives set at the outset.

The last remaining unit, the penthouse in the development, was sold during June 2026. With this milestone, sales were completed and the way was opened for the definitive liquidation of the project.

Final result for investors

The final liquidation completes the project return, following a partial distribution made in May.

This final repayment is equivalent to 52.35% of the investment made and is distributed as follows:

  • 2.43% as share premium.
  • 10% as return of share capital.
  • 39.92% as dividends.

Together with the distribution made in May, the transaction completes the repayment of the invested capital and the distribution of a gross return of 39.92%.

As this is partly a distribution in the form of dividends, the corresponding tax withholding has been applied, generally 19%.

A satisfactory closing in Ibiza

Bossa Nova closes as a satisfactory transaction for Urbanitae investors. The project completed construction, sold all its homes and managed to offset the increase in costs thanks to the strong commercial performance of the development.

The slight deviation from the schedule was mainly due to administrative procedures associated with obtaining the first occupancy licence and closing the final sales. Even so, the impact on the final return was limited.

With this liquidation, Bossa Nova reinforces Urbanitae’s track record in Ibiza, one of Spain’s most distinctive and highest-demand residential markets.
