At Urbanitae, we work every day with real estate developers to help them move new projects forward. Our model is based on a simple idea: channelling private investment into rigorously selected real estate transactions, in order to offer new opportunities to investors and new financing routes to developers.
Now we want to expand that network. That is why we have launched a referral programme aimed at our investor community: if you know a professional real estate developer that has not yet been analysed by Urbanitae, you can recommend them to us through your personal link. If that developer ends up financing their first project with us and the programme conditions are met, you will receive an incentive of €10,000.
The initiative comes at a time when the development sector needs new tools to launch projects and help generate more real estate supply. Beyond the incentive, the aim is to bring alternative financing closer to developers who, in many cases, have not yet incorporated these kinds of solutions into their capital structure.
Why We Are Looking for New Developers
Spain has been experiencing a structural imbalance between housing supply and demand for years. More product, more viable projects and greater capacity to activate developments across different markets are needed. And for that to happen, financing is a key piece.
Bank financing remains the main channel for the development sector, but more and more companies are incorporating complementary solutions into their capital structure. Alternative financing can help at different stages of a project: equity contribution, bridge financing, flexible debt or structures adapted to specific needs.
At Urbanitae, we know this space well. Since our foundation, we have financed real estate projects worth more than €660 million and have contributed to the construction of over 8,500 homes across Spain, Portugal and Italy. We also have more than €3.1 billion in assets under management, with a presence in both residential and non-residential assets.
That experience has allowed us to build a close relationship with developers of different profiles, sizes and geographies. And we want to keep expanding it.
A Relationship Where Everyone Wins
When a developer finds a suitable financing route through Urbanitae, it creates a valuable relationship for all parties.
The developer can access a flexible solution to launch or accelerate their project. Urbanitae investors find new, previously analysed real estate investment opportunities. And the market benefits from the activation of new developments at a time when generating supply is particularly necessary.

What Kind of Developers You Can Recommend
We are looking for active real estate developers, with experience and the capacity to develop quality projects. They do not need to have a transaction ready today, but they should be able to have projects under way or in preparation over the coming months.
The programme is aimed at professional developers with real estate projects in any segment, not only residential. In recent years, we have expanded our activity both by asset type and by geography, and we want to continue identifying opportunities in Spain and in other European markets where Urbanitae is already present or analysing transactions.
The recommendation will be valid as long as the developer is new to Urbanitae, meaning that they have not previously been analysed by the company, and provided that they finance their first project with us within the timeframe established in the programme conditions.
How the Programme Works
The process is simple. Each investor registered with Urbanitae can obtain their personal referral link and share it with the developer they would like to recommend to us.
Through that link, the developer will complete a form with their basic details: name, email, phone number, company and area of activity. From there, Urbanitae will review the referral to confirm that the developer is new to the company.
If the referral is valid, our team will contact the developer to better understand their activity, experience and potential projects. From that point on, any transaction that may arise will follow Urbanitae’s usual process.
The Level of Scrutiny Remains the Same
Recommending a developer does not guarantee that Urbanitae will finance a project with them. The programme helps us get to know new developers, but it does not change our analysis criteria or our approval process.
All transactions will continue to go through the same selection process: review of the developer, study of the project, validation of the business plan, risk analysis, definition of the financing structure, external due diligence and unanimous approval by Urbanitae’s Investment Committee.
The campaign makes it possible to open new conversations with professional developers. The level of scrutiny required to finance projects remains the same.
When the Incentive Is Paid
The €10,000 incentive is activated if the programme conditions are met: that the referred developer is new to Urbanitae, that they finance their first project with us within the 18 months following the referral, and that Urbanitae receives the corresponding fee for that transaction.
Once these conditions have been met, the incentive will be paid within 30 days. In addition, you can recommend more than one developer: incentives are independent for each referral and are therefore cumulative.
The incentive will be subject to the applicable taxation according to the beneficiary’s profile. Urbanitae may request the necessary information to properly manage the payment, but it will not provide tax advice. The correct declaration and taxation of the amount received will be the sole responsibility of the referrer.
