The concept of “Golden Miles” in Spain extends beyond Madrid’s traditional Salamanca district. Cities such as Marbella, Málaga, Mallorca, and Alicante are emerging as luxury hotspots, attracting real estate investment in premium properties.

Spain’s “Golden Miles”: the Costa del Sol

Marbella’s Golden Mile, located between the city center and Puerto Banús, is one of the clearest examples of this diversification. Established in the 1980s, this coastal strip has grown to become one of Europe’s most prestigious areas.

Marbella is climbing the national rankings of the luxury real estate market, according to the real estate agency Barnes. Buyers are predominantly international (British, German, Scandinavian, American), affluent, and interested in both residential use and investment opportunities.

Along with Estepona and Benahavís, Marbella forms the so-called “Golden Triangle” of the Costa del Sol. In 2024, 8,708 luxury homes were sold in this area—a 5.64% increase compared to the previous year—with Marbella leading the way with 4,745 transactions. The majority of buyers are foreign, with 34.75% of property purchases in the province of Málaga made by non-Spaniards. The area features beachfront millionaire villas, five-star resorts, and gated communities with all kinds of premium services.

Projects like Marbella Design Hills, backed by a €250 million investment, include luxury homes, a grand luxury hotel, and a shopping gallery. Additionally, fashion brands like Fendi, Dolce & Gabbana, and Karl Lagerfeld have launched branded residential developments in the area, solidifying Marbella’s position as a reference point in the branded residences market.

New prime locations in Málaga

The city of Málaga is buzzing with energy, and this momentum is also reflected in the emergence of its own “Golden Miles.” This stretch runs from the Western Seafront Promenade—home to projects like Málaga Towers—to high-demand neighborhoods such as El Limonar.

This area commands the highest property prices in the city, with homes exceeding two million euros. Foreign demand is soaring, particularly from the U.S. and Northern Europe.

Its appeal lies in a mix of contemporary design, sea views, proximity to the city center, and top-tier services. For many investors, it represents a gateway into a capital city with growing international appeal.

A new “golden mile” focus: Alicante

In Alicante, premium properties are concentrated in areas such as Playa de San Juan, Albufereta, and parts of the traditional city center, reflecting strong demand growth. Specifically, Alicante’s PAU 5 district has emerged as the new commercial “Golden Mile,” especially along José Garberí Avenue, where commercial occupancy is nearly full. This modern, seafront neighborhood has seen rental and lease transfer prices triple in just three years, driven by hospitality business demand and the influx of foreign investors, particularly from Eastern Europe.

Meanwhile, towns like Jávea attract celebrities and high-net-worth individuals thanks to their vast selection of luxury villas, privacy, and Mediterranean views. With frontline properties exceeding €5 million, Jávea has become one of the most coveted spots in the exclusive property market.

Passeig de Gràcia: a Barcelona landmark

In Barcelona, Passeig de Gràcia remains one of the city’s top prime areas—a place where history, culture, and luxury intertwine to create a highly desirable location. Despite demand far outstripping supply, this iconic avenue continues to reinvent itself, hosting both major international brands and cultural projects that enrich the neighborhood. Today, it is the most expensive street in Spain to open a commercial store, with rents reaching €3,180/m² per year and vacancy rates below 4%.

Mallorca: a luxury classic

Mallorca accounts for 27% of Spain’s luxury housing stock, according to real estate agency Lucas Fox, which also estimates that these properties make up 18% of the island’s total real estate portfolio. The Luxury Landscape 2024 report highlights Mallorca as a highly attractive location for international buyers—especially from Germany, the UK, Scandinavia, and the U.S.—interested in second homes such as villas, sea-view apartments, and rustic estates. Son Vida stands out as Mallorca’s most famous and luxurious neighborhood, with property prices reaching astronomical levels.

Madrid: urban luxury

Nevertheless, Madrid remains a major benchmark for the “Golden Mile” concept in Spain. The Serrano–Velázquez–Ortega y Gasset axis in the Salamanca district represents the pinnacle of urban luxury in the country. One striking example is the building housing the Chanel store on Madrid’s Golden Mile, which is owned by nearly 1,000 co-owners, thanks to Urbanitae.

Other areas such as El Viso and Las Salesas are also gaining prominence among international investors. These neighborhoods offer a combination of stately architecture, exclusivity, and proximity to commercial and cultural hubs. The city has established itself as a top destination for the wealthy and ultra-wealthy, particularly Latin Americans, drawn by its quality of life, safety, and tax advantages.
