We’re expanding our real estate co-investment model with a fund management company
Last Updated on 15 January 2026 by Equipo Urbanitae
At Urbanitae, we’ve spent years building a very clear value proposition: bringing the best real estate investment opportunities to as many investors as possible, with rigorous analysis, aligned interests, and total transparency.
Today, we’re taking the next step in that natural evolution. We continue operating as a participatory financing service provider (PSFP) and, in addition, we’re adding a collective investment schemes management company (SGIIC) within the group, authorised by the CNMV (Spain’s securities market regulator).
This isn’t a change of model. It’s an expansion of capabilities.
What we value most: opportunities, network, and team
If there’s one thing that defines Urbanitae, it’s our origination capability. We have a well-established network of developers and a specialised team that enables us to receive, analyse, and execute more deals than anyone else in our market.
In 2025 alone, we reviewed more than €2 billion in real estate projects—an amount that reflects not just volume, but depth of analysis and selection.
That is our main asset:
– Privileged access to opportunities.
– The ability to filter them with professional judgement.
– And a platform ready to channel capital in different ways.
Creating the fund manager allows us to structure that value in new ways, without losing our essence.
Three clear ways to invest in real estate with Urbanitae
With this evolution, the Urbanitae ecosystem is organised into three major investment routes, perfectly complementary:
Real estate co-investment via crowdfunding, our historical core as a PSFP.
Direct investment in singular assets, through Urbanitae Direct Investments.
Real estate investment funds, managed by the group’s new management company.
Each vehicle responds to different needs, but all start from the same source: the best real estate investment opportunities, selected by the same team and under the same analysis standard.
A new capital channel to drive more projects
Adding investment funds has a very concrete impact on the business: it allows us to access institutional and financial capital, complementary to the private capital we already channel through the platform.
This opens new possibilities:
– Offering more financing alternatives to developers.
– Supporting larger or more complex projects, which require specific structures.
– And strengthening our role as a strategic partner to the real estate sector.
In short, having a management company enables us to broaden the reach of our activity, without diluting our focus or the philosophy that has brought us here.
Deepening real estate co-investment
Our goal remains the same: to deepen real estate co-investment, aligning interests between developers, private investors, and institutional investors.
The management company doesn’t replace the platform or direct investment; it complements them. It allows us to channel capital more efficiently, structure tailor-made transactions, and continue raising the market standard.
As Diego Bestard, founder and CEO of Urbanitae, puts it: “We have something that no one else has today: the largest volume and the highest quality of real estate investment opportunities. The management company lets us unlock that value without losing our essence.”
One source, more capabilities
With this evolution, we strengthen our role as a reference infrastructure for real estate investment, capable of channelling capital through different vehicles, but always starting from the same point: privileged access to opportunities, rigorous analysis, and a long-term mindset.
We keep growing—feet on the ground
