Urbanitae Launches Direct Investments: A New Way to Invest in Real Estate
At Urbanitae, we continue to explore new ways to meet the needs of our investors. As a result of this commitment, we are launching Urbanitae Direct Investments, our new business line focused on direct real estate investment. Through this initiative, we will support investors in purchasing properties—both new developments and resale—offering guidance on value enhancement and subsequent management. All of this comes with Urbanitae’s trusted expertise, insight, and technology.
This new line, set to launch in September, will be led by Carlos de Garnica, a seasoned professional with extensive experience in the financial and real estate sectors. He will head the new team, which is already preparing for deployment in the coming months. The business line emerges after more than 1,500 investors in our community expressed interest in this type of direct investment, outside the traditional real estate crowdfunding model.
Direct Investment with Expert Guidance
One of the biggest obstacles to investing in real estate is the complexity of the process. At Urbanitae, we have identified three major barriers: lack of access to quality opportunities, difficulties in managing the purchase, and issues related to property renovation or rental. Direct Investments was created to break down these barriers, offering comprehensive support from opportunity identification to ongoing asset management.

The Urbanitae Direct Investments team will focus on two main areas:
- New Developments, leveraging our position as one of the leading residential development financing platforms in Spain. Since 2019, we have financed more than 5,800 homes, giving us preferential access to exclusive projects with competitive pricing and strong appreciation potential.
- Resale Properties, identified in high-demand areas with a focus on rental yield. Urbanitae will select properties that are attractive to investors, based on location, condition, or value-add potential.
Technology, Efficiency, and Trust
Direct Investments will feature a proprietary technology platform, currently in development, to scale the direct investment process in a transparent and efficient way. The goal is to enable investors to access curated opportunities, receive personalized advice, complete purchases, and manage properties—all within a single digital environment.
This initiative strengthens Urbanitae’s commitment to innovation in the real estate sector and expands access to investment opportunities. While real estate crowdfunding enables participation in large projects with small contributions, Direct Investments is designed for those looking to own 100% of a property and earn returns backed by a professional team.
