Urbanitae Academy grows: Advanced project analysis now available

With this idea in mind, we created Urbanitae Academy, an educational platform designed to help you better understand the real estate sector, analyse our projects with sound judgment, and make well-informed investment decisions. Its motto — Learn at your own pace. Invest your way. — perfectly reflects our goal: to support you at every step with clear, accessible, and practical content.
Following the success of the first course, we are now taking the next step. The first module of the new advanced Academy course is now available, focused on in-depth analysis of real estate investments. Published in both Spanish and English, this content is designed for those who want to go beyond the basics and truly understand how the real projects financed by Urbanitae work.
What will you find in this new course?
Course 2 dives into the key elements that a professional investor examines before taking part in a project: its structure, viability, risk, and return potential. The first module includes five lessons that together form a true “toolbox” for analysing any deal with rigour:
1. How to evaluate equity investments
You will learn what makes capital appreciation investments unique, why they involve taking on early-stage risk in exchange for higher return potential, and how to apply a fast analysis method based on four lenses: sales margin, developer equity, project stage, and bankability. You will also learn how to identify red flags that help rule out poorly aligned or insufficiently supported opportunities.
2. How to analyse the risk and return of a debt project
This section explains the key differences between debt and equity, how to read LTV and LTC as a timeline, and why repayment solvency is at the core of any real estate loan. You will also learn how to interpret guarantees, drawdowns, monitoring processes, and fee structures to understand what truly drives investor returns.
3. How distribution waterfalls work
One of the most complex — and most relevant — aspects of an equity project. This module explains concepts such as preferred IRR, promote, catch-up, and the differences between preferred and pari passu structures, illustrated with real cases such as Barata Salgueiro 28 or Pérez Galdós.
4. How to interpret Urbanitae project documentation
You will learn how to review an investment pack like an analyst: financial models, business plans, technical reports, valuations, and key KPIs depending on the asset type (residential, commercial, hotels, rental assets, etc.).
5. How to identify and mitigate the main real estate risks
Permits, construction, market, financing, execution — each risk comes with indicators, mitigation strategies, and an impact on returns. This section shows how Urbanitae and its developers manage these risks through due diligence processes, buffers, and independent monitoring.

This new course — which will continue to expand over the coming months — makes Urbanitae Academy an even more powerful tool for our investors. Its goal is clear: to help you better analyse each project, understand what drives its potential returns, and assess whether it fits your investment strategy.
