What is Urbanitae Direct Investments?

It’s a new business line that complements Urbanitae’s real estate crowdfunding. Through Direct Investments (DI), investors can access opportunities to purchase properties directly, whether new-build or second-hand.

The big difference is that, instead of co-investing with other investors in a real estate project, with DI the investor becomes the direct owner of the asset.

Comprehensive support

Every Direct Investments opportunity is carefully selected and analyzed by our team, ensuring secure and high-quality transactions. And our role doesn’t stop at the purchase—we also support you throughout the entire investment lifecycle:

  • Renovation and value enhancement of the property.
  • Tenant search and management.
  • Insurance arrangements.
  • Complete administrative management.

The goal is to make your experience as an owner as secure, passive, and efficient as possible.

How it works

Access to Direct Investments works very similarly to Urbanitae’s crowdfunding projects:

  • The opportunities appear in the new Direct Investments section of the website.
  • To view the details of each operation, you must be registered as an investor on Urbanitae.
  • Each listing includes the key information, required documentation, and available units.

For second-hand properties, you’ll also have access to a dynamic calculator that allows you to personalize your simulation according to your purchase conditions—financing, rental income, associated costs, etc.—and project expected returns across different sale scenarios.

How investing in new-build works

In new-build opportunities, investors can access selected units within residential developments with high appreciation potential.

  • You’ll see location, property features, and key selling points.
  • You’ll have access to all the essential documentation to make an informed purchase decision.
  • If interested, you can express your interest and reserve the unit. Allocation is made on a first-come, first-served basis.

How investing in second-hand works

In second-hand opportunities, the process is very similar but with an added value:

  • You’ll have access to a dynamic calculator to customize the investment based on your own conditions (financing, rental income, expenses, etc.).
  • You’ll be able to simulate different return and sale scenarios to estimate the IRR based on when you decide to sell.
