O projeto contempla <strong>7 quartos, 8 casas de banho, sala de cinema, adega, zona wellness completa com spa, gin\u00e1sio, estacionamento interior e uma ampla zona ajardinada com piscina<\/strong>.<\/p><p>A villa tem uma orienta\u00e7\u00e3o com vistas panor\u00e2micas para o mar e para a montanha a partir de todos os pisos. juros:<\/strong> no vencimento<\/li><\/ul><p>A segunda extens\u00e3o do empr\u00e9stimo implicaria um aumento de <strong>100 pontos base<\/strong> na taxa de juro, at\u00e9 <strong>11,25% anual<\/strong>.<\/p><p>A parte do empr\u00e9stimo destinada a financiar a obra ser\u00e1 disponibilizada atrav\u00e9s de certifica\u00e7\u00f5es mensais, sujeitas ao relat\u00f3rio favor\u00e1vel do <strong>Project Monitor<\/strong>.<\/p><h2 class=\"wp-block-heading\">Garantias do empr\u00e9stimo<\/h2><p>O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000499\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0726&amp;utm_term=emprestimo&amp;utm_content=pt_proyecto_vivaldi_ii\" target=\"_blank\" rel=\"noreferrer noopener\">empr\u00e9stimo<\/a> conta com um pacote de garantias composto por:<\/p><ul class=\"wp-block-list\"><li><strong>Hipoteca de primeiro grau<\/strong> sobre a conta de IVA.<\/li><li><strong>Carta de compromisso de capital<\/strong> do promotor, para cobrir qualquer sobrecusto n\u00e3o previsto no plano de neg\u00f3cio.<\/li><li><strong>Mandato irrevog\u00e1vel de venda<\/strong> a favor dos investidores da Urbanitae, acion\u00e1vel em caso de incumprimento, incumprimento material ou falta de reembolso integral do capital mais juros na data de vencimento acordada ou prorrogada.<\/li><\/ul><p>O mandato de venda estabelece que o pre\u00e7o m\u00ednimo de venda equivaler\u00e1 a <strong>80% da \u00faltima avalia\u00e7\u00e3o dispon\u00edvel<\/strong>.<\/p><p>Como em todos os projetos de d\u00edvida, \u00e9 incorporada a figura do <strong>Project Monitor<\/strong>, que ir\u00e1 rever as certifica\u00e7\u00f5es de obra, o avan\u00e7o da constru\u00e7\u00e3o, poss\u00edveis desvios de prazo e custo, e aprovar os desembolsos do empr\u00e9stimo.<\/p><h2 class=\"wp-block-heading\">Estrat\u00e9gia de sa\u00edda<\/h2><p>A sa\u00edda prevista para os investidores da Urbanitae ocorrer\u00e1 atrav\u00e9s da <strong>venda da villa<\/strong>.<\/p><p>O pre\u00e7o-alvo do ativo ascende a <strong>25 milh\u00f5es de euros<\/strong>. A comercializa\u00e7\u00e3o ser\u00e1 realizada atrav\u00e9s dos canais diretos do promotor e de uma sele\u00e7\u00e3o das cinco ag\u00eancias l\u00edderes de Marbella, sob um modelo de
