Esse projeto registou uma boa aceita\u00e7\u00e3o comercial, com um n\u00edvel de pr\u00e9-vendas de <strong>84%<\/strong> e um grau de avan\u00e7o de obra de <strong>50%<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Constru\u00e7\u00e3o prefabricada em bet\u00e3o<\/h2>\n<p> <\/p>\n<p>Um dos elementos diferenciadores do projeto \u00e9 o sistema construtivo. Por outro, financiar\u00e3o custos de constru\u00e7\u00e3o associados \u00e0 movimenta\u00e7\u00e3o de terras, funda\u00e7\u00f5es e saneamento da promo\u00e7\u00e3o.<\/p>\n<p> <\/p>\n<p>Com o objetivo de garantir os fundos desembolsados para a fabrica\u00e7\u00e3o da estrutura, a empresa construtora emitir\u00e1 a favor do promotor uma garantia \u00e0 primeira solicita\u00e7\u00e3o atrav\u00e9s de uma entidade banc\u00e1ria de primeiro n\u00edvel.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Contribui\u00e7\u00e3o do promotor e compromisso de capital<\/h2>\n<p> <\/p>\n<p>O gestor desembolsou at\u00e9 \u00e0 data fundos pr\u00f3prios de aproximadamente <strong>1,3 milh\u00f5es de euros<\/strong>, destinados \u00e0 aquisi\u00e7\u00e3o do terreno e aos custos gerais de defini\u00e7\u00e3o do projeto e licen\u00e7as.<\/p>\n<p> <\/p>\n<p>Al\u00e9m disso, compromete-se a aportar fundos pr\u00f3prios adicionais no valor de <strong>1,47 milh\u00f5es de euros<\/strong> para cobrir custos de constru\u00e7\u00e3o e custos gerais pendentes, em linha com os marcos estabelecidos.<\/p>\n<p> <\/p>\n<p>Esta contribui\u00e7\u00e3o adicional fica garantida atrav\u00e9s de uma <strong>carta de compromisso de capital<\/strong> (<em>equity commitment letter<\/em>) e, como garantia adicional, mediante uma hipoteca de primeiro grau sobre uma segunda promo\u00e7\u00e3o do promotor.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Garantias do empr\u00e9stimo<\/h2>\n<p> <\/p>\n<p>O <a
