S\u00f3 depois de satisfeito esse retorno preferencial \u00e9 que o promotor recuperar\u00e1 o seu capital e uma rentabilidade equivalente.<\/p>\n<p> <\/p>\n<p>Se forem gerados lucros adicionais acima desse limiar, o promotor receber\u00e1 <strong>50% do excedente<\/strong>, <strong>5%<\/strong> ser\u00e1 destinado \u00e0 estrutura\u00e7\u00e3o de capital e o valor restante ser\u00e1 distribu\u00eddo de acordo com a percentagem de capital detida por cada parte.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Financiamento s\u00e9nior comprometido<\/h2>\n<p> <\/p>\n<p>O projeto conta com financiamento s\u00e9nior comprometido pela <strong>Maslow Capital<\/strong>, por um montante aproximado de <strong>62,4 milh\u00f5es de euros<\/strong>.<\/p>\n<p> <\/p>\n<p>Esse financiamento distribui-se por quatro tranches: solo, obra, comiss\u00f5es e juros, e IVA. A exist\u00eancia deste financiamento s\u00e9nior refor\u00e7a a viabilidade financeira do projeto. Al\u00e9m disso, permite estruturar o desenvolvimento desde uma fase inicial com visibilidade sobre as principais fontes de capital.<\/p>\n<p> <\/p>\n<p>No plano comercial, a promo\u00e7\u00e3o conta j\u00e1 com <strong>21 unidades reservadas<\/strong>, cerca de <strong>16% do total<\/strong>, desde o lan\u00e7amento comercial em fevereiro. A procura combina perfis nacionais e internacionais, alinhados com o tipo de produto e a
