Tamb\u00e9m cobrir\u00e1 a atualiza\u00e7\u00e3o do or\u00e7amento da cozinha, determinadas melhorias de qualidade e a liquida\u00e7\u00e3o parcial dos juros vencidos da tranche A.<\/p>\n<p> <\/p>\n<p>A conclus\u00e3o da constru\u00e7\u00e3o est\u00e1 prevista at\u00e9 ao <strong>primeiro trimestre de 2027<\/strong>. A venda do ativo e o reembolso do empr\u00e9stimo est\u00e3o previstos para o <strong>segundo trimestre de 2027<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">O promotor: Puro Properties<\/h2>\n<p> <\/p>\n<p>O promotor do projeto \u00e9 <strong>Puro Properties<\/strong>, uma joint venture sueca formada por dois fundos de investimento, cada um com uma participa\u00e7\u00e3o de 50%.<\/p>\n<p> <\/p>\n<p>A empresa est\u00e1 presente em Espanha desde 2009 e tem experi\u00eancia na comercializa\u00e7\u00e3o de projetos imobili\u00e1rios na Costa del Sol. Al\u00e9m disso, desenvolveu atividade de promo\u00e7\u00e3o imobili\u00e1ria na Su\u00e9cia, onde entregou com sucesso mais de vinte habita\u00e7\u00f5es.<\/p>\n<p> <\/p>\n<p>No caso de La Quinta 237, o promotor aportou at\u00e9 \u00e0 data aproximadamente <strong>1,78 milh\u00f5es de euros<\/strong> de equity, destinados \u00e0 aquisi\u00e7\u00e3o do ativo e aos custos gerais do projeto.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rentabilidade total de 8,44% em 9 meses<\/h2>\n<p> <\/p>\n<p>A <a id=\"https:\/\/urbanitae.com\/pt\/projeto\/P000494\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0726&amp;utm_term=operacao_1&amp;utm_content=pt_proyecto_la_quinta_237_ii\" href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000494\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0726&amp;utm_term=operacao_1&amp;utm_content=pt_proyecto_la_quinta_237_ii\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">opera\u00e7\u00e3o<\/a> est\u00e1 estruturada atrav\u00e9s de d\u00edvida, mediante um empr\u00e9stimo a taxa fixa. Este ir\u00e1 rever as certifica\u00e7\u00f5es de obra, o avan\u00e7o da constru\u00e7\u00e3o, poss\u00edveis desvios de prazo ou custo e aprovar os desembolsos mensais do empr\u00e9stimo.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Estrat\u00e9gia de sa\u00edda<\/h2>\n<p> <\/p>\n<p>A sa\u00edda prevista para os investidores da Urbanitae ocorrer\u00e1 atrav\u00e9s da <strong>venda da villa<\/strong> ap\u00f3s a conclus\u00e3o das obras.<\/p>\n<p> <\/p>\n<p>Como acontece habitualmente neste tipo de ativos de luxo, a comercializa\u00e7\u00e3o ser\u00e1 realizada quando o projeto tiver atingido um grau de avan\u00e7o suficiente. Neste caso, a obra j\u00e1 se encontra numa fase avan\u00e7ada, com 60% executado e a estrutura conclu\u00edda.<\/p>\n<p> <\/p>\n<p>O plano de neg\u00f3cio prev\u00ea a conclus\u00e3o dos trabalhos at\u00e9 ao primeiro trimestre de 2027 e a venda do ativo durante o segundo trimestre de 2027.
