O projeto <strong>Navia<\/strong>, financiado pelos investidores da Urbanitae em novembro de 2025, foi liquidado com a devolu\u00e7\u00e3o integral do capital investido e o pagamento dos juros vencidos.<\/p>\n\n\n\n<p>A opera\u00e7\u00e3o encerra com uma <strong>TIR final de 10,7%<\/strong> e uma rentabilidade total de 6,22%. Foi conclu\u00edda em cerca de <strong>7 meses, face ao prazo inicial previsto de 15 meses<\/strong>. No total, o montante bruto devolvido aos investidores ultrapassa os 5,3 milh\u00f5es de euros.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Em que consistia o Navia?<\/h2>\n\n\n\n<p>O Navia foi um projeto de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/11\/13\/novo-projeto-invista-em-cre-em-vigo-a-105-ao-ano\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0726&#038;utm_term=divida_imobiliaria&#038;utm_content=pt_devolucion_navia\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>d\u00edvida imobili\u00e1ria<\/strong><\/a> associado ao desenvolvimento de um parque comercial em Vigo. O ativo situa-se na zona de Navia, uma das \u00e1reas de expans\u00e3o da cidade.<\/p>\n\n\n\n<p>O empr\u00e9stimo tinha como objetivo refinanciar d\u00edvida existente sobre o terreno. Al\u00e9m disso, permitia facilitar a sa\u00edda de um dos s\u00f3cios do promotor. A opera\u00e7\u00e3o fazia parte de uma transa\u00e7\u00e3o mais ampla, orientada para concluir os marcos urban\u00edsticos e comerciais necess\u00e1rios \u00e0 formaliza\u00e7\u00e3o da venda do ativo.<\/p>\n\n\n\n<p>O projeto previa o desenvolvimento do <strong>Parque Comercial Navia<\/strong>, num terreno com mais de 14.000 m\u00b2. A \u00e1rea bruta loc\u00e1vel prevista era superior a 10.000 m\u00b2. No momento do lan\u00e7amento, o ativo j\u00e1 contava com contratos de arrendamento assinados com operadores de primeiro n\u00edvel. Al\u00e9m disso, estavam em curso negocia\u00e7\u00f5es avan\u00e7adas com outros arrendat\u00e1rios.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Uma opera\u00e7\u00e3o com sa\u00edda definida<\/h2>\n\n\n\n<p>A tese de investimento assentava numa sa\u00edda clara: a formaliza\u00e7\u00e3o da compra e venda do ativo ap\u00f3s o cumprimento de determinadas condi\u00e7\u00f5es urban\u00edsticas e comerciais.<\/p>\n\n\n\n<p>Entre os marcos relevantes estavam a inscri\u00e7\u00e3o do reparcelamento, a obten\u00e7\u00e3o das licen\u00e7as necess\u00e1rias e a assinatura de contratos de arrendamento com operadores para o futuro <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/12\/16\/o-imobiliario-comercial-desperta-2026-um-ano-chave-para-o-setor\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0726&#038;utm_term=parque_comercial&#038;utm_content=pt_devolucion_navia\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/12\/16\/o-imobiliario-comercial-desperta-2026-um-ano-chave-para-o-setor\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0726&amp;utm_term=parque_comercial&amp;utm_content=pt_devolucion_navia\" target=\"_blank\" rel=\"noreferrer noopener\">parque comercial<\/a>.<\/p>\n\n\n\n<p>Durante a vida do empr\u00e9stimo, o projeto evoluiu de forma satisfat\u00f3ria. Os marcos previstos foram cumpridos e o calend\u00e1rio inicialmente estimado foi at\u00e9 antecipado. Isto permitiu formalizar a compra e venda do terreno antes do previsto e avan\u00e7ar para a liquida\u00e7\u00e3o do empr\u00e9stimo.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Resultado final para o investidor<\/h2>\n\n\n\n<p>O empr\u00e9stimo foi formalizado em <strong>21 de novembro de 2025<\/strong>, com uma taxa de juro anual de <strong>10,50%<\/strong> e um prazo inicial de <strong>15 meses<\/strong>. O contrato previa ainda a possibilidade de uma extens\u00e3o adicional de 6 meses.<\/p>\n\n\n\n<p>Antes da liquida\u00e7\u00e3o final, foi realizada uma amortiza\u00e7\u00e3o parcial do empr\u00e9stimo. Os investidores tamb\u00e9m receberam o pagamento antecipado dos juros m\u00ednimos garantidos correspondentes a seis meses. Esta opera\u00e7\u00e3o ocorreu no \u00e2mbito da nova\u00e7\u00e3o <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/05\/17\/como-a-urbanitae-protege-o-dinheiro-dos-seus-investidores\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0726&#038;utm_term=pacote_garantias&#038;utm_content=pt_devolucion_navia\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/05\/17\/como-a-urbanitae-protege-o-dinheiro-dos-seus-investidores\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0726&amp;utm_term=pacote_garantias&amp;utm_content=pt_devolucion_navia\" target=\"_blank\" rel=\"noreferrer noopener\">do pacote de garantias aprovada pelos mutuantes<\/a>.<\/p>\n\n\n\n<p>Com a devolu\u00e7\u00e3o final de 26 de junho, os investidores recuperaram <strong>100% do capital investido<\/strong>, juntamente com os juros acumulados.<\/p>\n\n\n\n<p>Os dados finais do projeto s\u00e3o os seguintes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Prazo estimado:<\/strong> 15 meses<\/li>\n\n\n\n<li><strong>Prazo final:<\/strong> 7 meses<\/li>\n\n\n\n<li><strong>Rentabilidade total final:<\/strong> 6,22%<\/li>\n\n\n\n<li><strong>TIR final:<\/strong> 10,7%<\/li>\n\n\n\n<li><strong>Total bruto devolvido:<\/strong> 5.311.029,41 \u20ac<\/li>\n<\/ul>\n\n\n\n<p>A rentabilidade total \u00e9 inferior \u00e0 estimada inicialmente porque o empr\u00e9stimo esteve em vigor durante menos tempo. No entanto, <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/glossario\/taxa-interna-de-rendibilidade-tir\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0726&#038;utm_term=tir&#038;utm_content=pt_devolucion_navia\" target=\"_blank\" rel=\"noreferrer noopener\">a TIR final<\/a> situa-se ligeiramente acima da taxa de juro anual acordada. Isto reflete o bom desempenho da opera\u00e7\u00e3o em termos anualizados.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Um encerramento positivo e antes do prazo previsto<\/h2>\n\n\n\n<p><a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000422\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0726&amp;utm_term=navia&amp;utm_content=pt_devolucion_navia\" target=\"_blank\" rel=\"noreferrer noopener\">Navia<\/a> encerra de forma muito positiva. Os investidores recuperaram integralmente o capital e os juros, num prazo claramente inferior ao previsto.<\/p>\n\n\n\n<p>A opera\u00e7\u00e3o mostra a import\u00e2ncia de estruturar projetos de d\u00edvida com uma sa\u00edda identificada, garantias adequadas e um acompanhamento pr\u00f3ximo dos marcos que condicionam o reembolso. Neste caso, o cumprimento dos objetivos urban\u00edsticos e comerciais permitiu executar a compra e venda do ativo e liquidar o empr\u00e9stimo de forma
