Posteriormente, Gate 3 II permitiu completar o financiamento da opera\u00e7\u00e3o atrav\u00e9s de uma segunda tranche do empr\u00e9stimo.<\/p>\n\n\n\n<p>Especificamente, o ativo subjacente era composto por tr\u00eas villas independentes de alta gama, cada uma com cinco quartos, su\u00edte principal com closet e casa de banho privativa, sala de entretenimento, gin\u00e1sio privado, garrafeira, piscina privada, zona de sol\u00e1rio e espa\u00e7os exteriores equipados.<\/p>\n\n\n\n<p>No que diz respeito \u00e0 execu\u00e7\u00e3o, o projeto era promovido pela <strong>Cogitari Homes<\/strong>, grupo especializado no desenvolvimento de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/06\/09\/as-novas-millas-de-ouro-do-imobiliario-de-luxo-em-espanha\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0626&#038;utm_term=villas_luxo&#038;utm_content=pt_devolucion_gate_3\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/2025\/06\/09\/las-otras-millas-de-oro-del-lujo-en-espana\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=villas_luxo&amp;utm_content=pt_devolucion_gate_3\" target=\"_blank\" rel=\"noreferrer noopener\">villas de luxo<\/a> e apartamentos de alta gama. De facto, antes do financiamento ser concedido, o gestor j\u00e1 tinha adquirido o terreno com fundos pr\u00f3prios, dispondo tanto da licen\u00e7a de constru\u00e7\u00e3o como das obras j\u00e1 iniciadas no terreno.<\/p>\n\n\n\n<p>A opera\u00e7\u00e3o foi estruturada atrav\u00e9s de um <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/06\/04\/o-que-e-a-garantia-hipotecaria-e-qual-a-sua-importancia\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0626&#038;utm_term=emprestimo_garantia_hipotecaria&#038;utm_content=pt_devolucion_gate_3\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/2023\/06\/04\/que-es-la-garantia-hipotecaria-y-por-que-importa\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=emprestimo_garantia_hipotecaria&amp;utm_content=pt_devolucion_gate_3\" target=\"_blank\" rel=\"noreferrer noopener\">empr\u00e9stimo a taxa fixa anual de <strong>10%<\/strong>, com garantia hipotec\u00e1ria<\/a> de primeiro grau sobre os im\u00f3veis registais que compunham o projeto, penhor sobre as a\u00e7\u00f5es da sociedade propriet\u00e1ria do ativo e penhor sobre as suas contas banc\u00e1rias.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Um financiamento em duas tranches<\/h2>\n\n\n\n<p>O financiamento total do projeto foi estruturado em v\u00e1rias tranches. Os investidores da Urbanitae participaram nas duas primeiras:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Gate 3<\/strong>, correspondente \u00e0 primeira tranche, no montante de 2.815.000 euros.<\/li>\n\n\n\n<li><strong>Gate 3 II<\/strong>, correspondente \u00e0 segunda tranche, no montante de 2.185.000 euros.<\/li>\n<\/ul>\n\n\n\n<p>Em ambos os casos, o objetivo do empr\u00e9stimo era financiar os custos associados ao desenvolvimento das villas at\u00e9 \u00e0 sua venda. A sa\u00edda prevista para os investidores ocorreria atrav\u00e9s da comercializa\u00e7\u00e3o das unidades ou, como acabou por acontecer, atrav\u00e9s do refinanciamento do empr\u00e9stimo.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Evolu\u00e7\u00e3o do projeto<\/h2>\n\n\n\n<p>A execu\u00e7\u00e3o das obras avan\u00e7ou de forma positiva durante a vida do empr\u00e9stimo. Ao longo de 2025, as villas foram alcan\u00e7ando os seus principais marcos t\u00e9cnicos, incluindo a conclus\u00e3o da obra, a obten\u00e7\u00e3o dos certificados finais de obra e a concess\u00e3o das licen\u00e7as de primeira ocupa\u00e7\u00e3o.<\/p>\n\n\n\n<p>A <strong>Villa A<\/strong> foi vendida e escriturada em setembro de 2025. Esta opera\u00e7\u00e3o permitiu realizar uma primeira devolu\u00e7\u00e3o parcial do empr\u00e9stimo, com o pagamento dos juros vencidos at\u00e9 essa data e a amortiza\u00e7\u00e3o de parte do capital.<\/p>\n\n\n\n<p>Nos meses seguintes, as villas B e C ficaram conclu\u00eddas, com CFO e LPO concedidas, e mantiveram-se em fase ativa de comercializa\u00e7\u00e3o, com visitas comerciais e negocia\u00e7\u00e3o com potenciais compradores.<\/p>\n\n\n\n<p>Como a venda das duas villas restantes n\u00e3o foi formalizada antes do vencimento ordin\u00e1rio, foi ativada a extens\u00e3o prevista contratualmente. Finalmente, a entrada de um financiador alternativo permitiu liquidar o empr\u00e9stimo de forma ordenada, sem esgotar o prazo m\u00e1ximo de prorroga\u00e7\u00e3o.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Resultado final de Gate 3<\/h2>\n\n\n\n<p>Gate 3, formalizado a 12 de janeiro de 2024, previa uma taxa de juro anual de 10%, um prazo inicial de 24 meses e uma extens\u00e3o adicional de 6 meses prevista contratualmente.<\/p>\n\n\n\n<p>Antes desta devolu\u00e7\u00e3o final, em setembro de 2025 foi realizada uma primeira liquida\u00e7\u00e3o parcial em consequ\u00eancia da venda da Villa A, atrav\u00e9s da qual foi devolvido aproximadamente 23,8% do capital, juntamente com os juros vencidos at\u00e9 essa data.<\/p>\n\n\n\n<p>Com esta liquida\u00e7\u00e3o final, \u00e9 devolvida a totalidade do capital pendente de amortiza\u00e7\u00e3o e os juros vencidos sobre esse capital at\u00e9 ao cancelamento efetivo do empr\u00e9stimo.<\/p>\n\n\n\n<p>Os dados finais de Gate 3 s\u00e3o os seguintes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Prazo estimado:<\/strong> 29 meses<\/li>\n\n\n\n<li><strong>Prazo final:<\/strong> 29 meses<\/li>\n\n\n\n<li><strong>Prazo ponderado:<\/strong> 26 meses<\/li>\n\n\n\n<li><strong>Rentabilidade total final:<\/strong> 22,38%<\/li>\n\n\n\n<li><strong>TIR final:<\/strong> 9,78%<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Resultado final de Gate 3 II<\/h2>\n\n\n\n<p>Gate 3 II correspondia \u00e0 segunda tranche do financiamento e foi formalizado atrav\u00e9s de adenda a 19 de julho de 2024. Esta tranche previa tamb\u00e9m uma taxa de juro anual de 10%, com um prazo inicial de 18 meses e uma extens\u00e3o adicional de 6 meses prevista contratualmente.<\/p>\n\n\n\n<p>Tal como na primeira tranche, a venda da Villa A permitiu realizar uma devolu\u00e7\u00e3o parcial em setembro de 2025, com amortiza\u00e7\u00e3o de parte do capital e pagamento dos juros vencidos.<\/p>\n\n\n\n<p>Com esta liquida\u00e7\u00e3o final, completa-se igualmente a devolu\u00e7\u00e3o de 100% do capital investido, juntamente com os juros correspondentes.<\/p>\n\n\n\n<p>Os dados finais de Gate 3 II s\u00e3o os seguintes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Prazo estimado:<\/strong> 23 meses<\/li>\n\n\n\n<li><strong>Prazo final:<\/strong> 23 meses<\/li>\n\n\n\n<li><strong>Prazo ponderado:<\/strong> 20 meses<\/li>\n\n\n\n<li><strong>Rentabilidade total final:<\/strong> 16,81%<\/li>\n\n\n\n<li><strong>TIR final:<\/strong> 9,97%<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Um encerramento ordenado atrav\u00e9s de refinanciamento<\/h2>\n\n\n\n<p>Gate 3 e Gate 3 II encerram com a <a href=\"https:\/\/mkt.urbanitae.com\/Urbanitae_estadisticas_y_resultados.html?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=devolucao_integral_capital&amp;utm_content=pt_devolucion_gate_3\" type=\"link\" id=\"https:\/\/mkt.urbanitae.com\/Urbanitae_estadisticas_y_resultados.html?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=devolucao_integral_capital&amp;utm_content=pt_devolucion_gate_3\" target=\"_blank\" rel=\"noreferrer noopener\">devolu\u00e7\u00e3o integral do capital<\/a> aportado pelos investidores e o pagamento dos juros vencidos em ambas as tranches. comercial, a venda da Villa A permitiu uma primeira devolu\u00e7\u00e3o parcial, enquanto o posterior refinanciamento do empr\u00e9stimo facilitou a liquida\u00e7\u00e3o total da opera\u00e7\u00e3o.<\/p>\n\n\n\n<p>O encerramento de ambas as tranches evidencia a import\u00e2ncia de estruturar opera\u00e7\u00f5es de d\u00edvida com garantias s\u00f3lidas, acompanhamento ativo e
