As habita\u00e7\u00f5es incluiriam ainda arrecada\u00e7\u00e3o e um ou dois lugares de estacionamento, consoante a tipologia.<\/p>\n\n\n\n<p>O financiamento foi estruturado atrav\u00e9s de um empr\u00e9stimo com garantia hipotec\u00e1ria de primeiro grau sobre o terreno, com uma taxa de juro anual de <strong>11,50%<\/strong>. O prazo inicial era de 12 meses, com uma extens\u00e3o adicional de 6 meses prevista contratualmente.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Uma opera\u00e7\u00e3o ligada \u00e0 obten\u00e7\u00e3o da licen\u00e7a e ao financiamento banc\u00e1rio<\/h2>\n\n\n\n<p>O objetivo do empr\u00e9stimo era facilitar a aquisi\u00e7\u00e3o do terreno pela gestora para iniciar o desenvolvimento da cooperativa.<\/p>\n\n\n\n<p>Desde o in\u00edcio, a sa\u00edda prevista da opera\u00e7\u00e3o estava ligada a dois marcos principais: a obten\u00e7\u00e3o da licen\u00e7a necess\u00e1ria para o desenvolvimento do projeto e a <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/04\/28\/o-financiamento-da-promocao-imobiliaria-acelera-em-2025-nova-atualizacao-do-observatorio-urbanitae-kpmg\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0626&#038;utm_term=entrada_de_financiamento&#038;utm_content=pt_devolucion_balcon_del_sur\" type=\"link\" id=\"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/04\/28\/o-financiamento-da-promocao-imobiliaria-acelera-em-2025-nova-atualizacao-do-observatorio-urbanitae-kpmg\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=entrada_de_financiamento&amp;utm_content=pt_devolucion_balcon_del_sur\" target=\"_blank\" rel=\"noreferrer noopener\">entrada de financiamento<\/a> banc\u00e1rio. Uma vez cumpridas essas condi\u00e7\u00f5es, o financiamento banc\u00e1rio permitiria cancelar o empr\u00e9stimo concedido pelos investidores da Urbanitae.<\/p>\n\n\n\n<p>O contrato de empr\u00e9stimo foi assinado a <strong>13 de dezembro de 2024<\/strong>. Posteriormente, como a licen\u00e7a n\u00e3o tinha sido obtida antes do vencimento ordin\u00e1rio, foi ativada a extens\u00e3o prevista contratualmente. Finalmente, a licen\u00e7a foi concedida em mar\u00e7o de 2026, permitindo a entrada do financiamento banc\u00e1rio e a posterior liquida\u00e7\u00e3o do empr\u00e9stimo.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Resultado final para o investidor<\/h2>\n\n\n\n<p>Com esta liquida\u00e7\u00e3o, os investidores recuperam <strong>100% do capital investido<\/strong>, juntamente com os
