O financiamento banc\u00e1rio ser\u00e1 ativado apenas quando determinadas condi\u00e7\u00f5es do projeto forem cumpridas e ser\u00e1 utilizado para reembolsar o empr\u00e9stimo da Urbanitae. Assim, a d\u00edvida banc\u00e1ria e o empr\u00e9stimo da Urbanitae n\u00e3o coexistir\u00e3o sobre o ativo.<\/p>\n<p> <\/p>\n<p>A opera\u00e7\u00e3o apresenta ainda r\u00e1cios de alavancagem reduzidos: um <strong><a id=\"https:\/\/blog.urbanitae.com\/pt-pt\/glossario\/loan-to-cost-ltc\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=ltc&amp;utm_content=pt_proyecto_torrinha_gardens_ii\" href=\"https:\/\/blog.urbanitae.com\/pt-pt\/glossario\/loan-to-cost-ltc\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0626&amp;utm_term=ltc&amp;utm_content=pt_proyecto_torrinha_gardens_ii\" target=\"_blank\" rel=\"noreferrer noopener\" type=\"link\">LTC<\/a> de 16,6%<\/strong>, sem considerar como capitais pr\u00f3prios a contribui\u00e7\u00e3o n\u00e3o monet\u00e1ria do terreno, e um <strong>LTV de 16,3%<\/strong> sobre a avalia\u00e7\u00e3o do ativo em cen\u00e1rio de edif\u00edcio conclu\u00eddo.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Estrat\u00e9gia de sa\u00edda<\/h2>\n<p> <\/p>\n<p>O reembolso do empr\u00e9stimo est\u00e1 previsto atrav\u00e9s da entrada em vigor do financiamento banc\u00e1rio j\u00e1 contratado com o <strong>Banco BPI<\/strong>.<\/p>\n<p> <\/p>\n<p>Este financiamento poder\u00e1 ser utilizado quando o projeto atingir <strong>50% de pr\u00e9-vendas<\/strong>, equivalente a 14 unidades vendidas. Nesse momento, o financiamento banc\u00e1rio permitir\u00e1 amortizar o empr\u00e9stimo ponte concedido pelos investidores da Urbanitae.<\/p>\n<p> <\/p>\n<p>Este mecanismo de sa\u00edda est\u00e1 claramente definido: o empr\u00e9stimo s\u00e9nior j\u00e1 foi contratado, mas a sua utiliza\u00e7\u00e3o est\u00e1 condicionada ao cumprimento do n\u00edvel de pr\u00e9-vendas exigido pela
