Tanto os valores das rendas como as hip\u00f3teses de venda do plano de neg\u00f3cios foram validados atrav\u00e9s de um estudo de mercado elaborado pela Savills.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">TIR preferencial de 15% para os investidores da Urbanitae<\/h2>\n<p> <\/p>\n<p>A opera\u00e7\u00e3o est\u00e1 estruturada atrav\u00e9s de um <strong>aumento de capital<\/strong>. Os investidores da Urbanitae realizar\u00e3o o investimento atrav\u00e9s da sociedade ve\u00edculo <strong>BAYAZ PROPERTIES 4, S.L.<\/strong>, que posteriormente participar\u00e1 na sociedade promotora do projeto, <strong>COLINA METAF\u00d3RICA, LDA<\/strong>.<\/p>\n<p> <\/p>\n<p>O ticket da Urbanitae ascende a <strong>2.000.000 de euros<\/strong> e o prazo estimado do projeto \u00e9 de <strong>32 a 36 meses<\/strong>.<\/p>\n<p> <\/p>\n<p>A estrutura acordada concede aos investidores da Urbanitae uma <strong>TIR preferencial de 15% ao ano<\/strong> sobre o capital investido. Isto significa que nem o promotor nem os seus parceiros poder\u00e3o recuperar o investimento ou receber lucros at\u00e9 que os investidores da Urbanitae tenham recuperado integralmente o capital investido e obtido essa rentabilidade preferencial.<\/p>\n<p> <\/p>\n<p>Al\u00e9m disso, a sociedade ve\u00edculo conta com financiamento banc\u00e1rio previsto por parte de um dos principais bancos
