investidores da Urbanitae.<\/li><\/ul><p>Nesta abertura ser\u00e1 financiada a participa\u00e7\u00e3o da Urbanitae na <strong>Tranche A<\/strong>, com as seguintes caracter\u00edsticas:<\/p><ul class=\"wp-block-list\"><li><strong>Montante:<\/strong> 2.340.000 euros<\/li><li><strong>Taxa de juro:<\/strong> 10,50% anual simples<\/li><li><strong>Rentabilidade total:<\/strong> 15,75%<\/li><li><strong>Prazo:<\/strong> 18 meses<\/li><li><strong>Poss\u00edveis extens\u00f5es:<\/strong> duas prorroga\u00e7\u00f5es de 6 meses, aos meses 18 e 24<\/li><li><strong>Pagamento de capital e juros:<\/strong> no vencimento<\/li><\/ul><p>A segunda prorroga\u00e7\u00e3o implicar\u00e1 um aumento de 100 pontos base na taxa de juro, para <strong>11,50% ao ano<\/strong>.<\/p><p>A parte do empr\u00e9stimo destinada ao financiamento da obra ser\u00e1 disponibilizada atrav\u00e9s de certifica\u00e7\u00f5es mensais, sujeitas \u00e0 aprova\u00e7\u00e3o do <strong>Project Monitor<\/strong>.<\/p><h2 class=\"wp-block-heading\">Garantias do empr\u00e9stimo<\/h2><p>O empr\u00e9stimo beneficia de um conjunto de garantias composto por:<\/p><ul class=\"wp-block-list\"><li><strong>Hipoteca de primeiro grau<\/strong> sobre o ativo financiado, com responsabilidade hipotec\u00e1ria equivalente a 130% do capital.<\/li><li><strong>Penhor de primeiro grau<\/strong> sobre as participa\u00e7\u00f5es da SPV promotora.<\/li><li><strong>Penhor de primeiro grau<\/strong> sobre as contas banc\u00e1rias do projeto, incluindo a conta de IVA.<\/li><li><strong>Equity Commitment Letter<\/strong>, garantindo o compromisso do promotor de aportar capital adicional para cobrir eventuais derrapagens de custos n\u00e3o previstas no plano de neg\u00f3cios.<\/li><li><strong>Mandato irrevog\u00e1vel de venda<\/strong> em favor dos investidores da Urbanitae, acion\u00e1vel em caso de incumprimento, viola\u00e7\u00e3o material das obriga\u00e7\u00f5es ou falta de reembolso integral na data de vencimento inicial ou prorrogada.<\/li><\/ul><p>O pre\u00e7o m\u00ednimo de venda previsto nesse mandato corresponder\u00e1 a <strong>80% da \u00faltima avalia\u00e7\u00e3o dispon\u00edvel<\/strong>.<\/p><p>Al\u00e9m disso, tal como em todos os projetos de d\u00edvida, existir\u00e1 um <strong>Project Monitor<\/strong>, respons\u00e1vel por verificar as certifica\u00e7\u00f5es de obra, acompanhar o progresso da constru\u00e7\u00e3o, identificar eventuais desvios de prazo ou custo e aprovar os desembolsos do empr\u00e9stimo.<\/p><h2 class=\"wp-block-heading\">Estrat\u00e9gia de sa\u00edda<\/h2><p>A sa\u00edda dos investidores est\u00e1 prevista atrav\u00e9s da <strong>venda da moradia<\/strong>, cujo pre\u00e7o-alvo \u00e9 de <strong>25 milh\u00f5es de euros<\/strong>.<\/p><p>A comercializa\u00e7\u00e3o ser\u00e1 realizada atrav\u00e9s dos canais pr\u00f3prios do promotor e de uma sele\u00e7\u00e3o das cinco principais
