Os dados refletem uma base operacional muito s\u00f3lida, com uma <strong>ocupa\u00e7\u00e3o de 93,7%<\/strong>, o que confirma a for\u00e7a da procura por este tipo de ativos dentro da amostra analisada.<\/p>\n\n\n\n<p>Outro <a href=\"https:\/\/www.cbre.es\/insights\/reports\/mercado-industrial-y-logistico-en-iberia-kpis-clave-que-marcan-el-primer-trimestre-de-2026\" target=\"_blank\" rel=\"noreferrer noopener\">indicador<\/a> particularmente relevante \u00e9 o <strong>WAULT (Weighted Average Unexpired Lease Term, ou dura\u00e7\u00e3o m\u00e9dia ponderada dos contratos em vigor)<\/strong>, que em Espanha se situa nos <strong>7,4 anos<\/strong>. Este dado sugere uma estrutura contratual bem distribu\u00edda no tempo e proporciona uma visibilidade relativamente elevada sobre os rendimentos futuros dos ativos. A <strong>renda l\u00edquida m\u00e9dia<\/strong> atinge os <strong>4,4 \u20ac\/m\u00b2<\/strong>, enquanto a <strong>d\u00edvida associada<\/strong> ao portef\u00f3lio analisado ronda os <strong>3%<\/strong>, um n\u00edvel contido que refor\u00e7a a perce\u00e7\u00e3o de estabilidade financeira.<\/p>\n\n\n\n<p>A CBRE destaca tamb\u00e9m que, nos \u00faltimos 12 meses, a atividade contratual se distribuiu de forma equilibrada entre novos contratos e renova\u00e7\u00f5es, com opera\u00e7\u00f5es concentradas em pouco mais de um quarto do parque analisado. A <strong>ocupa\u00e7\u00e3o situa-se nos 90,3%<\/strong>, confirmando tamb\u00e9m um elevado grau de atividade, embora com alguma margem operacional adicional face a Espanha.<\/p>\n\n\n\n<p>O <strong>WAULT<\/strong> atinge os <strong>4,8 anos<\/strong>, enquanto a <strong>renda l\u00edquida m\u00e9dia<\/strong> se fixa nos <strong>4,1 \u20ac\/m\u00b2<\/strong>. Neste caso, o <strong>n\u00edvel de d\u00edvida<\/strong> sobe para <strong>3,5%<\/strong>, ainda dentro de par\u00e2metros prudentes.
