juros<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Financiamento e contribui\u00e7\u00e3o do promotor<\/h2>\n<p> <\/p>\n<p>O promotor compromete um capital total de aproximadamente <strong>3,01 milh\u00f5es de euros<\/strong>, dos quais cerca de <strong>2,04 milh\u00f5es<\/strong> j\u00e1 foram desembolsados \u00e0 data de fecho do financiamento.<\/p>\n<p> <\/p>\n<p>O projeto conta ainda com um empr\u00e9stimo s\u00e9nior da <strong>Solution Bank<\/strong> no valor de <strong>7,5 milh\u00f5es de euros<\/strong>, dos quais <strong>5 milh\u00f5es<\/strong> j\u00e1 foram concedidos e <strong>2,5 milh\u00f5es<\/strong>, relativos a uma linha de CapEx \u2013 investimento destinado a financiar obras, equipamento e melhorias do ativo \u2013, encontram-se em fase final de aprova\u00e7\u00e3o.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Garantias do empr\u00e9stimo<\/h2>\n<p> <\/p>\n<p>O empr\u00e9stimo conta com um pacote de garantias adaptado \u00e0 estrutura mezzanine da opera\u00e7\u00e3o:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Penhor de primeiro grau sobre 100% das participa\u00e7\u00f5es<\/strong> da SPV mutu\u00e1ria, Dogui 2 <strong>refinanciamento do empr\u00e9stimo em 2028<\/strong>, apoiado em dois principais motores: a <strong>venda das duas villas residenciais<\/strong> e a <strong>estabiliza\u00e7\u00e3o do
