Embora inicialmente estivesse prevista a aquisi\u00e7\u00e3o da sociedade propriet\u00e1ria do ativo, ap\u00f3s a an\u00e1lise legal e fiscal optou-se por <strong>comprar diretamente o im\u00f3vel<\/strong>. Isto permite estruturar a opera\u00e7\u00e3o atrav\u00e9s de uma <strong>nova sociedade limpa (SPV)<\/strong>, simplificando a estrutura e reduzindo potenciais conting\u00eancias.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Um edif\u00edcio de escrit\u00f3rios junto ao Pal\u00e1cio Real<\/h2>\n<p> <\/p>\n<p>O ativo situa-se na rua Mazarredo 7, no distrito de Arganzuela, dentro da M-30. O edif\u00edcio encontra-se muito pr\u00f3ximo do Pal\u00e1cio Real, da Catedral da Almudena e do antigo campus da Google, numa zona central, consolidada e bem servida de transportes p\u00fablicos. Nas proximidades encontram-se esta\u00e7\u00f5es como Puerta del \u00c1ngel, \u00d3pera ou Pr\u00edncipe P\u00edo, al\u00e9m de diversas linhas de autocarro.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">A oportunidade: rendas abaixo do mercado numa localiza\u00e7\u00e3o prime<\/h2>\n<p> <\/p>\n<p>Atualmente, o ativo est\u00e1 arrendado e a gerar rendimentos, mas com uma renda <strong>abaixo do mercado<\/strong>. \u00c9 aqui que reside a oportunidade de cria\u00e7\u00e3o de valor.<\/p>\n<p> <\/p>\n<p>O contrato do atual inquilino \u2013 um dos principais operadores globais de espa\u00e7os de trabalho flex\u00edveis \u2013 termina em <strong>junho de 2027<\/strong>. Deste montante, a Urbanitae participar\u00e1 com <strong>4.220.000 euros<\/strong>, incluindo a primeira tranche j\u00e1 financiada com sucesso na plataforma.<\/p>\n<p> <\/p>\n<p>O gestor contribuir\u00e1 com <strong>10% do capital total<\/strong>, e a sociedade promotora prev\u00ea ainda recorrer a <strong>financiamento banc\u00e1rio<\/strong> para a aquisi\u00e7\u00e3o do ativo, contando j\u00e1 com termos indicativos para a concess\u00e3o do empr\u00e9stimo
