J\u00e1 s\u00e3o mais de 80 as opera\u00e7\u00f5es que conclu\u00edmos integralmente, o que representa mais de 144 milh\u00f5es de euros reembolsados a mais de 52.000 investidores que depositaram na Urbanitae n\u00e3o s\u00f3 o seu dinheiro, mas tamb\u00e9m a sua confian\u00e7a.<\/p>\n\n\n\n<p>Hoje \u00e9 a vez de Passeig de la Pau, no qual participaram 757 investidores em julho de 2022. Ap\u00f3s a terceira e \u00faltima devolu\u00e7\u00e3o, o projeto fica completamente encerrado, depois de j\u00e1 ter distribu\u00eddo anteriormente parte do capital e dos benef\u00edcios gerados.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Em que consistia o Passeig de la Pau?<\/h2>\n\n\n\n<p>O <a Eulalia del R\u00edo (Ibiza).<\/p>\n\n\n\n<p>O projeto previa a constru\u00e7\u00e3o de um complexo residencial composto por:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>24 habita\u00e7\u00f5es<\/strong> de 2 e 3 quartos<\/li>\n\n\n\n<li><strong>2 espa\u00e7os comerciais<\/strong><\/li>\n\n\n\n<li><strong>35 lugares de estacionamento<\/strong> e <strong>28 <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/11\/28\/novo-projeto-investimento-em-armazens-com-11-ao-ano-com-grupanxon\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0426&#038;utm_term=arrecadacoes&#038;utm_content=pt_devolucion_passeig_de_la_pau\" type=\"link\" gin\u00e1sio<\/li>\n<\/ul>\n\n\n\n<p>O investimento foi estruturado atrav\u00e9s da participa\u00e7\u00e3o no capital da sociedade promotora, com o objetivo de gerar rentabilidade atrav\u00e9s do desenvolvimento e venda das unidades.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Execu\u00e7\u00e3o s\u00f3lida e atraso na fase final<\/h2>\n\n\n\n<p>Do ponto de vista da constru\u00e7\u00e3o, o projeto desenvolveu-se conforme o previsto:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>In\u00edcio da obra: dezembro de 2022<\/li>\n\n\n\n<li>Dura\u00e7\u00e3o das obras: <strong>22 meses<\/strong>, em linha com o estimado<\/li>\n\n\n\n<li>Conclus\u00e3o e obten\u00e7\u00e3o do certificado de obra em 2024<\/li>\n<\/ul>\n\n\n\n<p>No entanto, a fase final do projeto foi afetada por dois fatores principais:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Tramita\u00e7\u00e3o administrativa.<\/strong> A obten\u00e7\u00e3o da licen\u00e7a de primeira ocupa\u00e7\u00e3o exigiu ajustes t\u00e9cnicos solicitados pela C\u00e2mara Municipal, o que atrasou a sua concess\u00e3o definitiva.<\/li>\n\n\n\n<li><strong>Comercializa\u00e7\u00e3o das \u00faltimas unidades.<\/strong> A venda das duas \u00faltimas <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/07\/21\/faltam-900-000-habitacoes-o-desafio-da-nova-construcao-em-espanha\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0426&#038;utm_term=habitacoes&#038;utm_content=pt_devolucion_passeig_de_la_pau\" type=\"link\" liquida\u00e7\u00e3o.<\/li>\n<\/ol>\n\n\n\n<p>Para evitar novos atrasos e facilitar a sa\u00edda dos investidores, o promotor optou por <strong>adquirir estas unidades a valor de mercado<\/strong>, permitindo concretizar o resultado do projeto.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rentabilidade final de 38%<\/h2>\n\n\n\n<p>Apesar destes ajustes na fase final, o projeto encerra com um resultado positivo e competitivo.<\/p>\n\n\n\n<p>Os dados finais s\u00e3o:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><a esta \u00faltima a t\u00edtulo de capital social e dividendos.<\/p>\n\n\n\n<p>Importa destacar que as receitas provenientes das vendas superaram as previs\u00f5es iniciais, o que permitiu compensar o impacto dos atrasos na fase final do projeto.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O valor da gest\u00e3o ativa<\/h2>\n\n\n\n<p>O <a
