E todos eles foram geridos pela <strong><a href=\"https:\/\/urbanitae.com\/pt\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=urbanitae&amp;utm_content=pt_por_que_invertir_crowdfunding\" type=\"link\" id=\"https:\/\/urbanitae.com\/pt\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=urbanitae&amp;utm_content=pt_por_que_invertir_crowdfunding\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae<\/a><\/strong>, plataforma l\u00edder do setor.<\/p>\n\n\n\n<p>Vamos ver cada um deles e compreender n\u00e3o s\u00f3 o que aconteceu, mas tamb\u00e9m porque aconteceu e que li\u00e7\u00f5es podem retirar os <strong>investidores imobili\u00e1rios<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pinares II (El Puerto de Santa Mar\u00eda, C\u00e1dis)<\/h2>\n\n\n\n<p>Financiado em setembro de 2020, em plena incerteza decorrente da Covid-19, o projeto Pinares II representou um verdadeiro teste tanto para o gestor <strong>Carpio Capital (Fenext)<\/strong> como para os <strong>414 investidores<\/strong> que aportaram <strong>502.500 euros<\/strong>.<\/p>\n\n\n\n<p>Tratava-se da segunda fase de uma <strong>promo\u00e7\u00e3o de moradias geminadas de obra nova<\/strong> em <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000089\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=el_puerto_de_santa_maria&amp;utm_content=pt_por_que_invertir_crowdfunding\" type=\"link\" id=\"https:\/\/urbanitae.com\/pt\/projeto\/P000089\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0426&amp;utm_term=el_puerto_de_santa_maria&amp;utm_content=pt_por_que_invertir_crowdfunding\" target=\"_blank\" rel=\"noreferrer noopener\">El Puerto de Santa Mar\u00eda<\/a>. A primeira fase tinha sido um sucesso, o que permitiu lan\u00e7ar esta nova etapa composta por 16 unidades, das quais 11 j\u00e1 estavam reservadas no momento do investimento. Este elevado n\u00edvel de <strong>pr\u00e9-vendas imobili\u00e1rias<\/strong> foi um fator determinante para reduzir o <strong>risco comercial<\/strong>.<\/p>\n\n\n\n<p>As previs\u00f5es iniciais apontavam para uma <strong>rentabilidade total de 43%<\/strong>, uma <strong>TIR de 20%<\/strong> e um prazo estimado de 24 meses. No entanto, o contexto sanit\u00e1rio gerou atrasos na execu\u00e7\u00e3o e o projeto acabou por se prolongar por 27 meses.<\/p>\n\n\n\n<p>Apesar disso, o resultado foi excecional: uma <strong>rentabilidade total de 58%<\/strong> e uma <strong>TIR de 23,1%<\/strong>. Financiado em abril de 2021 com <strong>1.300.000 euros<\/strong> aportados por <strong>426 investidores<\/strong>, consistiu na reabilita\u00e7\u00e3o de um edif\u00edcio em San Sebasti\u00e1n de los Reyes para o transformar em 16 unidades residenciais.<\/p>\n\n\n\n<p>No momento do financiamento, o projeto contava com <strong>70% de pr\u00e9-vendas<\/strong>, oferecendo uma base s\u00f3lida de receitas previstas.<\/p>\n\n\n\n<p>As estimativas apontavam para uma <strong>rentabilidade total de 21,9%<\/strong>, uma <strong>TIR de 17,5%<\/strong> e um prazo de 15 meses. previs\u00f5es iniciais: o que partia de uma <strong>rentabilidade estimada de 17%<\/strong>, com uma <strong>TIR de 12%<\/strong> e um <strong>prazo previsto de 15 meses<\/strong>, acabou por fechar
