target=\"_blank\" rel=\"noreferrer noopener\">apartamentos tur\u00edsticos<\/a><\/strong><\/li>\n \n<li><strong>1 espa\u00e7o comercial no r\u00e9s do ch\u00e3o<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>O empreendimento localiza-se na <strong>Rua da Torrinha<\/strong>, numa zona central e consolidada do Porto, muito pr\u00f3xima de \u00e1reas emblem\u00e1ticas como Cedofeita ou o Jardim da Cordoaria.<\/p>\n<p> <\/p>\n<p>O projeto conta com uma \u00e1rea bruta total de constru\u00e7\u00e3o de <strong>3.197 m\u00b2<\/strong>, com habita\u00e7\u00f5es de 1 e 2 quartos e uma \u00e1rea m\u00e9dia de aproximadamente 85 m\u00b2, todas com varanda e\/ou jardim.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Obra j\u00e1 em curso<\/h2>\n<p> <\/p>\n<p>Um dos aspetos diferenciadores de <a contratado<\/strong>, que ser\u00e1 acionado assim que se atinja <strong>50% de pr\u00e9-vendas (14 unidades)<\/strong>.<\/p>\n<p> <\/p>\n<p>Ser\u00e1 precisamente este o evento que permitir\u00e1 a <strong>sa\u00edda dos investidores da Urbanitae<\/strong>, uma vez que a entrada do banco ser\u00e1 utilizada para reembolsar o empr\u00e9stimo.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Um dos mercados mais din\u00e2micos de Portugal<\/h2>\n<p> <\/p>\n<p>O Porto \u00e9 a segunda cidade mais importante do pa\u00eds e um dos seus principais centros econ\u00f3micos, culturais e tur\u00edsticos.<\/p>\n<p> <\/p>\n<p>O ativo encontra-se numa localiza\u00e7\u00e3o privilegiada dentro do munic\u00edpio:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>a poucos minutos da Baixa do Porto<\/li>\n \n<li>pr\u00f3ximo de zonas como Cedofeita<\/li>\n \n<li>excelente acesso a transportes, servi\u00e7os e universidades<\/li>\n<\/ul>\n<p> <\/p>\n<p>Trata-se de um ambiente urbano consolidado, com forte atratividade tanto para residentes como para o mercado tur\u00edstico, o que refor\u00e7a o posicionamento do projeto.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Opera\u00e7\u00e3o e gest\u00e3o do ativo<\/h2>\n<p> <\/p>\n<p>O promotor pretende desenvolver os apartamentos com uma abordagem orientada para maximizar a sua explora\u00e7\u00e3o do ativo e o seu posicionamento no mercado, apoiando-se ainda num estudo de mercado realizado pela Savills que valida os pre\u00e7os de venda propostos.<\/p>\n<p> <\/p>\n<h2 2.000.000 euros, estruturado em duas tranches. A primeira, a <strong>tranche A<\/strong>, \u00e9 objeto do projeto <a target=\"_blank\" rel=\"noreferrer noopener\">Torrinha Gardens<\/a>:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Montante:<\/strong> at\u00e9 1.000.000 \u20ac<\/li>\n \n<li><strong>Taxa de juro:<\/strong> 10,0% ao ano simples<\/li>\n \n<li><strong>Prazo:<\/strong> 12 meses<\/li>\n \n<li><strong>Poss\u00edvel extens\u00e3o:<\/strong> 6 meses adicionais<\/li>\n \n<li><strong>Juros m\u00ednimos:<\/strong> equivalentes a 8 meses<\/li>\n<\/ul>\n<p> <\/p>\n<p>Os juros e o capital ser\u00e3o pagos no vencimento.<\/p>\n<p> <\/p>\n<p>O empr\u00e9stimo total do projeto ascende at\u00e9 <strong>2.000.000 euros<\/strong>, estruturado em duas tranches.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Garantias do empr\u00e9stimo<\/h2>\n<p> <\/p>\n<p>O projeto conta com uma estrutura de garantias que inclui:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>hipoteca de segundo grau<\/strong> sobre o ativo<\/li>\n \n<li>compromisso de que <strong>a d\u00edvida banc\u00e1ria n\u00e3o ser\u00e1 utilizada antes do reembolso \u00e0 Urbanitae<\/strong><\/li>\n \n<li><strong>penhor das participa\u00e7\u00f5es<\/strong> da sociedade do projeto<\/li>\n \n<li><strong>poder irrevog\u00e1vel de venda<\/strong> do ativo<\/li>\n<\/ul>\n<p> <\/p>\n<p>Esta estrutura assegura que n\u00e3o coexistir\u00e1 financiamento banc\u00e1rio com o empr\u00e9stimo da Urbanitae sobre o ativo.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Estrat\u00e9gia de sa\u00edda em 12 meses<\/h2>\n<p> <\/p>\n<p>A sa\u00edda do projeto est\u00e1 prevista atrav\u00e9s da <strong>entrada do empr\u00e9stimo banc\u00e1rio j\u00e1 contratado<\/strong>, assim que se atinja o n\u00edvel de pr\u00e9-vendas exigido (50%).<\/p>\n<p> <\/p>\n<p>Nesse momento, o financiamento banc\u00e1rio ser\u00e1 utilizado para <strong>reembolsar integralmente os investidores da Urbanitae<\/strong>.<\/p>\n<p> <\/p>\n<p>O prazo estimado do projeto \u00e9 de <strong>12 meses<\/strong>, com uma
