Temos o prazer de anunciar que liquid\u00e1mos os projetos <strong>Bulevar 360 e Bulevar 360 II<\/strong>, dois tramos do mesmo empr\u00e9stimo promotor concedido para o desenvolvimento de uma opera\u00e7\u00e3o residencial em <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13406755\/06\/25\/malaga-necesita-mas-de-150000-viviendas-hasta-2030-para-sostener-su-crecimiento-y-facilitar-el-acceso-a-un-hogar.html\" target=\"_blank\" rel=\"noreferrer noopener\">M\u00e1laga<\/a>.<\/p>\n\n\n\n<p>Com este reembolso, os investidores recuperaram 100% do capital investido, juntamente com os juros ordin\u00e1rios acordados e os juros de mora gerados durante os \u00faltimos dias antes do fecho.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Em que consistiam o Bulevar 360 e o Bulevar 360 II?<\/h2>\n\n\n\n<p>Ambos os projetos correspondiam a um <strong>empr\u00e9stimo promotor com garantia hipotec\u00e1ria<\/strong>, estruturado em dois tramos independentes em datas diferentes, mas ligados ao mesmo ativo.<\/p>\n\n\n\n<p>O objetivo do financiamento era apoiar o desenvolvimento de uma promo\u00e7\u00e3o residencial em M\u00e1laga, uma das pra\u00e7as mais din\u00e2micas do mercado andaluz. Em concreto, o Bulevar 360 tem como objetivo <strong>desenvolver 165 habita\u00e7\u00f5es no setor Cortijo Merino, em M\u00e1laga, numa promo\u00e7\u00e3o residencial com cerca de 17.000 m\u00b2 de edificabilidade<\/strong>. Trata-se de habita\u00e7\u00f5es de um a quatro quartos, com cozinha equipada, garagem e arrecada\u00e7\u00e3o inclu\u00eddas. Contam tamb\u00e9m com amplos terra\u00e7os, piscinas, zonas verdes e parques infantis numa superf\u00edcie de mais de 7.500 m\u00b2.<\/p>\n\n\n\n<p>As principais condi\u00e7\u00f5es do empr\u00e9stimo eram uma taxa de juro fixa anual de 13% e um prazo inicial de 12 meses no caso do <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/09\/06\/novo-projeto-em-malaga-119-de-rentabilidade-em-11-meses\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=bulevar_360&#038;utm_content=pt_devolucion_bulevar_360\">Bulev<\/a><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/09\/06\/novo-projeto-em-malaga-119-de-rentabilidade-em-11-meses\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=bulevar_360&#038;utm_content=pt_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">a<\/a><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/09\/06\/novo-projeto-em-malaga-119-de-rentabilidade-em-11-meses\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=bulevar_360&#038;utm_content=pt_devolucion_bulevar_360\">r 360<\/a> e de 11 meses no <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/09\/06\/novo-projeto-em-malaga-119-de-rentabilidade-em-11-meses\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=bulevar_360_ii&#038;utm_content=pt_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">Bulevar 360 II<\/a>, com possibilidade de extens\u00e3o de seis meses.<\/p>\n\n\n\n<p>Em ambos os casos, a extens\u00e3o estava prevista no contrato desde o in\u00edcio.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Bulevar 360: resultado final<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Prazo estimado<\/strong>: 18 meses (12 meses iniciais + 6 meses de extens\u00e3o contratual)<\/li>\n\n\n\n<li><strong>Prazo final<\/strong>: 18 meses + 9 dias de mora<\/li>\n<\/ul>\n\n\n\n<p>O vencimento inicial ocorreu conforme previsto e a extens\u00e3o contratual foi ativada. A liquida\u00e7\u00e3o foi formalizada alguns dias ap\u00f3s o vencimento alargado devido a um ligeiro atraso na formaliza\u00e7\u00e3o do empr\u00e9stimo promotor, o que gerou 9 dias adicionais de juros de mora.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Rentabilidade final (CoC): 20,04%<\/strong><\/li>\n\n\n\n<li><strong>TIR obtida: 12,69%<\/strong><\/li>\n<\/ul>\n\n\n\n<p>O resultado est\u00e1 em linha com as estimativas iniciais, dentro do prazo contratual previsto.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Bulevar 360 II: resultado final<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Prazo estimado<\/strong>: 17 meses (11 meses iniciais + 6 meses de extens\u00e3o contratual)<\/li>\n\n\n\n<li><strong>Prazo final<\/strong>: 17 meses + 9 dias de mora<\/li>\n<\/ul>\n\n\n\n<p>Tal como no primeiro tramo, foi ativada a extens\u00e3o prevista contratualmente e a liquida\u00e7\u00e3o ocorreu alguns dias ap\u00f3s o vencimento alargado, incorporando os correspondentes juros de mora.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Rentabilidade final (CoC): 18,59%<\/strong><\/li>\n\n\n\n<li><strong>TIR obtida: 12,79%<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Tamb\u00e9m neste caso, o projeto encerra dentro do prazo previsto contratualmente e com uma rentabilidade em linha com o estimado (a <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/10\/05\/4-metricas-chave-para-investir-com-acerto\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=tir&#038;utm_content=pt_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">TIR<\/a> \u00e9 calculada a partir da data de formaliza\u00e7\u00e3o do empr\u00e9stimo).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Continuidade do projeto<\/h2>\n\n\n\n<p>A opera\u00e7\u00e3o financiada atrav\u00e9s destes dois tramos tem continuidade no projeto <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/02\/12\/novo-projeto-rentabilidade-de-12-ao-ano-em-malaga\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=cortijo_merino&#038;utm_content=pt_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">Cortijo Merino<\/a><\/strong>, atualmente em curso, o que demonstra a evolu\u00e7\u00e3o natural da promo\u00e7\u00e3o e a estrat\u00e9gia de financiamento faseado.<\/p>\n\n\n\n<p>Os <a href=\"https:\/\/urbanitae.com\/pt\/projetos\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=projetos&amp;utm_content=pt_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">projetos<\/a> Bulevar 360 e Bulevar 360 II refor\u00e7am o papel do financiamento alternativo da Urbanitae como uma ferramenta eficaz para o desenvolvimento promotor.
