Trata-se de um desenvolvimento de grande escala \u2014 <strong>132 habita\u00e7\u00f5es com garagem e arrecada\u00e7\u00e3o<\/strong> \u2014 numa das cidades com maior dinamismo econ\u00f3mico do norte de Espanha.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Abertura a investimento<\/strong>: <strong>sexta-feira, 27 de fevereiro \u00e0s 12:00 (UTC+2)<\/strong><\/li>\n \n<li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_G486YKRFQdmJU17QndD07Q#\/registration\" target=\"_blank\" rel=\"noreferrer noopener\">Webinar<\/a> com o promotor<\/strong>: <strong>quarta-feira, 25 de fevereiro \u00e0s 17:00 (UTC+1)<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>No webinar, poder\u00e1 conhecer a opera\u00e7\u00e3o em detalhe e esclarecer d\u00favidas diretamente com a equipa de gest\u00e3o.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Um empreendimento residencial com 132 habita\u00e7\u00f5es<\/h2>\n<p> <\/p>\n<p>O projeto <strong><a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000451\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=residencial_contrueces_1&amp;utm_content=pt_proyecto_contrueces\" target=\"_blank\" rel=\"noreferrer noopener\">Residencial Contrueces<\/a><\/strong> consiste numa contribui\u00e7\u00e3o de capital (equity) para o desenvolvimento de uma promo\u00e7\u00e3o residencial multifamiliar composta por:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>112 habita\u00e7\u00f5es em regime livre<\/strong><\/li>\n \n<li><strong>20 habita\u00e7\u00f5es em regime de \u201cVivienda de Precio Concertado (VPC)\u201d<\/strong><\/li>\n \n<li>Garagens e arrecada\u00e7\u00f5es associadas<\/li>\n \n<li>Zonas comuns com \u00e1reas verdes, piscina e campos desportivos<\/li>\n \n<li>4 edif\u00edcios de regime livre e 1 edif\u00edcio de prote\u00e7\u00e3o auton\u00f3mica<\/li>\n<\/ul>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Localiza\u00e7\u00e3o e acessos<\/h2>\n<p> <\/p>\n<p>O terreno localiza-se em Contrueces, uma zona maioritariamente residencial na periferia de Gij\u00f3n, com todos os servi\u00e7os a menos de 5 minutos a p\u00e9 \u2014 escolas, centro de sa\u00fade, supermercados e com\u00e9rcio local \u2014 e excelentes acessos: a 10 minutos de carro do centro, com liga\u00e7\u00e3o pr\u00f3xima \u00e0 autoestrada e \u00e0 esta\u00e7\u00e3o Gij\u00f3n-Jovellanos.<\/p>\n<p> <\/p>\n<p>Gij\u00f3n \u00e9 um dos motores econ\u00f3micos das Ast\u00farias, com um mercado residencial que apresenta procura s\u00f3lida e uma presen\u00e7a est\u00e1vel de habita\u00e7\u00e3o nova em torno de 13% das transa\u00e7\u00f5es nos \u00faltimos anos.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Situa\u00e7\u00e3o urban\u00edstica e avan\u00e7o do projeto<\/h2>\n<p> <\/p>\n<p>Atualmente, a aquisi\u00e7\u00e3o do ativo est\u00e1 condicionada \u00e0 aprova\u00e7\u00e3o final do <strong>Estudo de Pormenor (Estudio de Detalle)<\/strong>, prevista para o final de <strong>fevereiro de 2026<\/strong>.<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>O projeto de urbaniza\u00e7\u00e3o j\u00e1 est\u00e1 conclu\u00eddo.<\/li>\n \n<li>O projeto base encontra-se em fase final para tramitar a licen\u00e7a de obras, prevista para <strong>junho de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/02\/16\/5-perfis-de-investidor-imobiliario-e-como-investir-em-cada-caso\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=2026&amp;utm_content=pt_proyecto_contrueces\" target=\"_blank\" rel=\"noreferrer noopener\">2026<\/a><\/strong>.<\/li>\n \n<li>O in\u00edcio da comercializa\u00e7\u00e3o est\u00e1 previsto a partir do primeiro m\u00eas ap\u00f3s a entrada dos investidores.<\/li>\n<\/ul>\n<p> <\/p>\n<p>No plano financeiro, o projeto conta com o interesse confirmado da <strong>Caja Rural de <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/11904285\/08\/22\/Asturias-rehabilitara-148-viviendas-sociales-con-32-millones-de-euros-de-los-fondos-europeos.html\" target=\"_blank\" rel=\"noreferrer noopener\">Asturias<\/a><\/strong> para o financiamento promotor (aprox. <strong>19 milh\u00f5es de euros<\/strong>).<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Estrutura do investimento<\/h2>\n<p> <\/p>\n<p>Trata-se de uma opera\u00e7\u00e3o estruturada como <strong>equity<\/strong>, na qual os <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/02\/20\/onde-investir-em-2026-os-melhores-investimentos-de-acordo-com-o-teu-perfil\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=investidores&amp;utm_content=pt_proyecto_contrueces\" target=\"_blank\" rel=\"noreferrer noopener\">investidores<\/a> da Urbanitae se tornam acionistas do projeto.
