Este fen\u00f3meno n\u00e3o \u00e9 isolado e afeta tanto as grandes cidades como as \u00e1reas suburbanas. Mas o que est\u00e1 por detr\u00e1s deste aumento generalizado dos pre\u00e7os dos im\u00f3veis? Este artigo examina os principais motivos para a subida dos pre\u00e7os imobili\u00e1rios.<\/p>\n\n\n\n<p>Conforme noticiado pelo The Economist, os pre\u00e7os dos im\u00f3veis<a href=\"https:\/\/www.economist.com\/finance-and-economics\/2024\/06\/16\/why-house-prices-are-surging-once-again\"> subiram mais de 3%<\/a> em termos hom\u00f3logos na China, 6,5% nos Estados Unidos e 5% na Austr\u00e1lia at\u00e9 ao final de abril. Mais perto de n\u00f3s, Portugal foi o s\u00e9timo pa\u00eds com os maiores aumentos de pre\u00e7os no primeiro trimestre de 2024, com uma subida de 7% face ao ano anterior. Ap\u00f3s uma queda acentuada entre 2011 e o primeiro trimestre de 2013, os pre\u00e7os dos im\u00f3veis permaneceram est\u00e1veis \u200b\u200bentre 2013 e 2014. Este per\u00edodo foi seguido por um r\u00e1pido aumento no in\u00edcio de 2015, e os pre\u00e7os subiram mais rapidamente do que as rendas at\u00e9 ao terceiro trimestre de 2022. Houve ent\u00e3o dois trimestres de queda e pequenas flutua\u00e7\u00f5es antes de um aumento de 0,4% no primeiro trimestre de 2024.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Por que raz\u00e3o os pre\u00e7os est\u00e3o a subir?<\/strong><\/h2>\n\n\n\n<p>Considerando o contexto econ\u00f3mico, o sector imobili\u00e1rio tem demonstrado uma not\u00e1vel resili\u00eancia. Os pre\u00e7os dos im\u00f3veis em Espanha continuam a subir, apesar do aumento das taxas de juro dos financiamentos imobili\u00e1rios e da desacelera\u00e7\u00e3o das vendas. Como sabemos, a oferta limitada dificulta a descida dos pre\u00e7os.<\/p>\n\n\n\n<p>A revista The Economist identifica tr\u00eas causas que explicam o aumento global. A primeira \u00e9 a imigra\u00e7\u00e3o. Segundo a publica\u00e7\u00e3o semanal, a popula\u00e7\u00e3o estrangeira est\u00e1 a crescer a uma taxa anual de 4%, a mais r\u00e1pida desde o in\u00edcio dos registos. Este aumento gera uma maior procura de habita\u00e7\u00e3o, o que eleva os pre\u00e7os de compra e arrendamento.<\/p>\n\n\n\n<p>Em segundo lugar, a publica\u00e7\u00e3o brit\u00e2nica menciona os sacrif\u00edcios que os compradores est\u00e3o a fazer. Em alguns pa\u00edses, os prazos dos financiamentos imobili\u00e1rios est\u00e3o a ser alargados, o que acarreta o potencial risco de n\u00e3o liquidar a casa at\u00e9 bem depois da reforma.<\/p>\n\n\n\n<p>Mas o principal fator \u00e9 a economia.
