Para l\u00e1 da an\u00e1lise do mercado, a mensagem \u00e9 clara: o setor imobili\u00e1rio precisa de mais capital estruturado e n\u00f3s queremos estar preparados para o canalizar.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Um mercado forte, mas exigente<\/h2>\n\n\n\n<p>A Espanha vive um momento s\u00f3lido em investimento imobili\u00e1rio, especialmente no segmento living. A procura residencial continua a ser o grande motor do mercado e concentra uma parte muito relevante do investimento.<\/p>\n\n\n\n<p>No entanto, o contexto \u00e9 mais complexo do que h\u00e1 alguns anos. A regula\u00e7\u00e3o em determinados subsegmentos desviou o foco dos grandes fundos para tipologias alternativas \u2014 como <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/01\/22\/hines-adquire-a-residencia-marte-chave-na-mao-o-nosso-projeto-pbsa-em-mostoles\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=residencias_estudantes&#038;utm_content=pt_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">resid\u00eancias de estudantes<\/a>, senior living ou flex living \u2014 enquanto o aumento dos custos de constru\u00e7\u00e3o est\u00e1 a pressionar a rentabilidade das promo\u00e7\u00f5es.<\/p>\n\n\n\n<p>Hoje, o desafio n\u00e3o \u00e9 apenas financiar mais habita\u00e7\u00e3o, mas faz\u00ea-lo com estruturas que permitam absorver custos mais elevados, gerir o risco de prazos e manter retornos atrativos. E \u00e9 aqui que acreditamos que a nossa experi\u00eancia faz a diferen\u00e7a.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O financiamento alternativo j\u00e1 \u00e9 estrutural<\/h2>\n\n\n\n<p>Desde a crise de 2008, a banca mant\u00e9m crit\u00e9rios muito definidos: financia promo\u00e7\u00f5es com terreno em propriedade, licen\u00e7a concedida e um elevado n\u00edvel de pr\u00e9-vendas. Tudo o que acontece antes \u2014 desenvolvimento de terreno, fases pr\u00e9-licen\u00e7a ou projetos que n\u00e3o admitem pr\u00e9-reservas \u2014 requer capital privado.<\/p>\n\n\n\n<p>Nestes anos, demonstr\u00e1mos que o financiamento alternativo n\u00e3o \u00e9 conjuntural, mas estrutural. Financi\u00e1mos mais de <strong>250 opera\u00e7\u00f5es<\/strong>, analis\u00e1mos milhares de projetos e constru\u00edmos uma equipa especializada capaz de avaliar com rigor cada investimento.<\/p>\n\n\n\n<p>O nosso modelo de coinvestimento permitiu a milhares de investidores participar em fases-chave do desenvolvimento imobili\u00e1rio. Mas o mercado evoluiu: os projetos s\u00e3o cada vez maiores, os volumes necess\u00e1rios aumentaram e a regula\u00e7\u00e3o das plataformas de financiamento participativo fixa um limite de <strong>5 milh\u00f5es de euros<\/strong> por promotor em 12 meses.<\/p>\n\n\n\n<p>Esse limite, que fazia sentido h\u00e1 uma d\u00e9cada, hoje fica curto num contexto em que os pre\u00e7os aumentaram de forma significativa.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O que implica a sociedade gestora?<\/h2>\n\n\n\n<p>Por isso, decidimos ampliar o nosso modelo com a cria\u00e7\u00e3o de uma sociedade <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/01\/15\/ampliamos-o-nosso-modelo-de-coinvestimento-imobiliario-com-uma-sociedade-gestora-de-fundos\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=gestora_fundos&#038;utm_content=pt_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">gestora de fundos<\/a>, j\u00e1 autorizada pela CNMV.<\/p>\n\n\n\n<p>Este passo permite-nos estruturar ve\u00edculos regulados e canalizar maiores volumes de capital, especialmente de perfis institucionais \u2014 seguradoras, fundos ou grandes patrim\u00f3nios \u2014 que preferem investir atrav\u00e9s de estruturas reguladas em vez de o fazer opera\u00e7\u00e3o a opera\u00e7\u00e3o.<\/p>\n\n\n\n<p>A nossa inten\u00e7\u00e3o \u00e9 lan\u00e7ar, previsivelmente na <strong>segunda metade de 2026<\/strong>, produtos como:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><a href=\"https:\/\/www.bde.es\/webbe\/es\/estadisticas\/recursos\/glosario\/conceptos\/inversion-colectiva-tipo-cerrado.html\" target=\"_blank\" rel=\"noreferrer noopener\">Sociedades de investimento de capital fechado<\/a> (SICC)<\/strong>, orientadas para opera\u00e7\u00f5es de equity<\/li>\n\n\n\n<li><strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/glossario\/fundo-de-hedge-fil\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=fundos_investimento_livre&#038;utm_content=pt_futuro_coinversion_inmobiliaria_urbanitae\" target=\"_blank\" rel=\"noreferrer noopener\">Fundos de investimento livre<\/a> (FIL)<\/strong>, centrados principalmente em d\u00edvida<\/li>\n<\/ul>\n\n\n\n<p>N\u00e3o se trata de substituir o crowdfunding, mas de o complementar.
