{"id":81194,"date":"2026-02-12T17:19:35","date_gmt":"2026-02-12T16:19:35","guid":{"rendered":"https:\/\/blog.urbanitae.com\/?p=81194"},"modified":"2026-02-12T17:25:18","modified_gmt":"2026-02-12T16:25:18","slug":"lazaga-beach-encerra-com-uma-tir-de-658-e-uma-rentabilidade-total-de-2716","status":"publish","type":"post","link":"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/02\/12\/lazaga-beach-encerra-com-uma-tir-de-658-e-uma-rentabilidade-total-de-2716\/","title":{"rendered":"Lazaga Beach encerra com uma TIR de 6,58% e uma rentabilidade total de 27,16%"},"content":{"rendered":"\n<p>Ap\u00f3s a aprova\u00e7\u00e3o em Assembleia Geral Extraordin\u00e1ria, procedemos \u00e0 <strong>devolu\u00e7\u00e3o final correspondente ao <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/02\/21\/como-sao-os-projetos-de-valorizacao-na-urbanitae\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=projeto_lazaga_beach&#038;utm_content=pt_devolucion_lazaga_beach\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Lazaga Beach<\/a><\/strong>, no qual os nossos investidores participaram em janeiro de 2022.<br>Com este \u00faltimo pagamento, equivalente a <strong>10% do capital social<\/strong>, o investimento fica totalmente liquidado.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Em que consistia o Lazaga Beach?<\/h2>\n\n\n\n<p><a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000145\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=lazaga_beach_1&amp;utm_content=pt_devolucion_lazaga_beach\" target=\"_blank\" rel=\"noreferrer noopener\">Lazaga Beach<\/a> foi um projeto de <strong>mais-valia residencial<\/strong> para o desenvolvimento e promo\u00e7\u00e3o de um empreendimento habitacional em Estepona (M\u00e1laga), em plena Costa del Sol.<\/p>\n\n\n\n<p>O investimento foi estruturado atrav\u00e9s da participa\u00e7\u00e3o no capital social da sociedade promotora, com o objetivo de desenvolver a promo\u00e7\u00e3o, executar a constru\u00e7\u00e3o e gerar mais-valia atrav\u00e9s da venda das habita\u00e7\u00f5es.<\/p>\n\n\n\n<p>No momento do lan\u00e7amento, as <strong>previs\u00f5es estimadas<\/strong> eram as seguintes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Prazo estimado: 26 meses<\/strong><\/li>\n\n\n\n<li><strong>Rentabilidade estimada (CoC): 34,10%<\/strong><\/li>\n\n\n\n<li><strong>TIR estimada: 14,50%<\/strong><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Um desenvolvimento marcado por atrasos e aumento de custos<\/h2>\n\n\n\n<p>O projeto foi afetado por <strong>atrasos relevantes na obten\u00e7\u00e3o de licen\u00e7as e por incid\u00eancias construtivas<\/strong>, o que prolongou tanto a execu\u00e7\u00e3o como a liquida\u00e7\u00e3o final.<\/p>\n\n\n\n<p>A isto somou-se um contexto particularmente complexo para o setor promotor entre 2022 e 2024, com aumentos significativos em:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Custos de constru\u00e7\u00e3o<\/li>\n\n\n\n<li>Custos de financiamento<\/li>\n<\/ul>\n\n\n\n<p>Embora as receitas obtidas com a comercializa\u00e7\u00e3o tenham sido ligeiramente superiores ao inicialmente previsto, o aumento de custos reduziu o retorno esperado face ao cen\u00e1rio de lan\u00e7amento.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Resultado final para o investidor<\/h2>\n\n\n\n<p>Apesar deste contexto, a gest\u00e3o realizada permitiu encerrar o projeto com um resultado positivo para os <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/07\/11\/os-investidores-institucionais-procuram-diversificacao-e-eficiencia-na-gestao\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=investidores&#038;utm_content=pt_devolucion_lazaga_beach\" target=\"_blank\" rel=\"noreferrer noopener\">investidores<\/a>.<\/p>\n\n\n\n<p>Os dados finais foram:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>TIR: 6,58%<\/strong><\/li>\n\n\n\n<li><strong>Rentabilidade total: 27,16%<\/strong><\/li>\n\n\n\n<li><strong>Prazo: 47 meses naturais<\/strong> (equivalente aproximadamente a <strong>45 meses ponderados<\/strong>)<\/li>\n<\/ul>\n\n\n\n<p>Com esta devolu\u00e7\u00e3o final, somada aos reembolsos efetuados em outubro e janeiro, o total devolvido ascende a <strong>127,16% do investimento inicial<\/strong>.<\/p>\n\n\n\n<p>A diferen\u00e7a entre as estimativas iniciais e o resultado final deve-se, principalmente, \u00e0 combina\u00e7\u00e3o de maior dura\u00e7\u00e3o do projeto e aumento significativo de custos, fatores que impactaram diretamente a TIR e a rentabilidade esperada.<\/p>\n\n\n\n<p><a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000145\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=lazaga_beach_2&amp;utm_content=pt_devolucion_lazaga_beach\" target=\"_blank\" rel=\"noreferrer noopener\">Lazaga Beach<\/a> foi um projeto desenvolvido num ciclo especialmente exigente para o setor imobili\u00e1rio.
