O investimento foi encerrado com uma <strong>rentabilidade final de 12,1%<\/strong> e uma <strong>TIR de 11,6%<\/strong>, completando o seu ciclo <strong>cinco meses antes do prazo inicialmente estimado<\/strong> e sem necessidade de ativar a extens\u00e3o prevista no contrato.<\/p>\n\n\n\n<p>Trata-se de uma devolu\u00e7\u00e3o que, embora ligeiramente abaixo do CoC inicialmente estimado, reflete uma execu\u00e7\u00e3o organizada do projeto, uma boa gest\u00e3o dos prazos e uma sa\u00edda antecipada que reduz o risco total assumido pelos investidores.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Em que consistia o projeto El Plant\u00edo?<\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/09\/19\/novo-projeto-investe-com-uma-rentabilidade-de-175-em-madrid\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=el_plantio&#038;utm_content=pt_devolucion_el_palantio\" target=\"_blank\" rel=\"noreferrer noopener\">El Plant\u00edo<\/a> foi um projeto de d\u00edvida destinado a financiar a <strong>aquisi\u00e7\u00e3o, demoli\u00e7\u00e3o e desenvolvimento de uma promo\u00e7\u00e3o residencial de seis moradias unifamiliares<\/strong> numa das zonas residenciais mais consolidadas do noroeste de <a href=\"https:\/\/www.idealista.com\/news\/finanzas\/inversion\/2025\/10\/27\/868132-madrid-supera-a-paris-y-se-situa-como-la-segunda-ciudad-europea-mas-atractiva-para-la\" target=\"_blank\" rel=\"noreferrer noopener\">Madrid<\/a>.<\/p>\n\n\n\n<p>A opera\u00e7\u00e3o foi estruturada como um <strong>empr\u00e9stimo com garantia hipotec\u00e1ria<\/strong>, com um prazo estimado de <strong>21 meses<\/strong>, orientado para acompanhar o promotor durante as fases iniciais do projeto: compra do ativo, tramita\u00e7\u00e3o urban\u00edstica e obten\u00e7\u00e3o da licen\u00e7a de obras, passo-chave para a posterior entrada de financiamento banc\u00e1rio.<\/p>\n\n\n\n<p>Desde o in\u00edcio, o projeto foi delineado com uma <strong>estrat\u00e9gia clara de sa\u00edda<\/strong>: a obten\u00e7\u00e3o da licen\u00e7a permitiria fechar um empr\u00e9stimo banc\u00e1rio ao promotor que serviria para <strong>reembolsar antecipadamente o empr\u00e9stimo da Urbanitae<\/strong>, objetivo que acabou por ser cumprido.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Amortiza\u00e7\u00e3o parcial em abril de 2025<\/h2>\n\n\n\n<p>Ap\u00f3s a conclus\u00e3o bem-sucedida do financiamento e a assinatura do contrato de empr\u00e9stimo no in\u00edcio de outubro de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/02\/25\/a-compra-e-venda-de-habitacoes-encerra-2024-com-um-aumento-de-10-analise-do-ine-e-perspetivas-para-2025\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=2024&#038;utm_content=pt_devolucion_el_palantio\" target=\"_blank\" rel=\"noreferrer noopener\">2024<\/a>, o projeto foi avan\u00e7ando conforme o planeado, com especial foco nos marcos urban\u00edsticos.<\/p>\n\n\n\n<p>Durante os primeiros meses, foram realizados os trabalhos de <strong>demoli\u00e7\u00e3o<\/strong>, enquanto, em paralelo, avan\u00e7ava a tramita\u00e7\u00e3o da licen\u00e7a de obras atrav\u00e9s de uma entidade colaboradora urban\u00edstica (ECU). Embora este processo tenha acumulado algum atraso administrativo, o projeto continuou a progredir de forma ordenada, sem desvios relevantes no seu planeamento.<\/p>\n\n\n\n<p>Em abril de 2025 ocorreu uma <strong>amortiza\u00e7\u00e3o parcial do empr\u00e9stimo<\/strong>, associada \u00e0 venda de um ativo que funcionava como garantia adicional, o que permitiu devolver antecipadamente uma parte significativa do investimento e reduzir a exposi\u00e7\u00e3o ao risco.<\/p>\n\n\n\n<p>O marco definitivo chegou em outubro de 2025, com a <strong>concess\u00e3o da licen\u00e7a de obras<\/strong>, que desbloqueou a negocia\u00e7\u00e3o do empr\u00e9stimo banc\u00e1rio ao promotor.
