Trata-se do <strong>segundo tramo de um empr\u00e9stimo estruturado em tr\u00eas fases<\/strong>, destinado \u00e0 constru\u00e7\u00e3o de uma moradia de luxo e de um complexo desportivo privado numa das zonas residenciais mais exclusivas da prov\u00edncia de M\u00e1laga.<\/p><p>Esta nova tranche abre para financiamento <strong>na segunda-feira, 9 de fevereiro, \u00e0s 16:00 (UTC+1)<\/strong> e permite aos investidores entrarem num projeto j\u00e1 em execu\u00e7\u00e3o, com um avan\u00e7o de obra superior a 40% e licen\u00e7a concedida.<\/p><h2 class=\"wp-block-heading\">Um projeto que avan\u00e7a conforme o previsto<\/h2><p>O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000446\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=hills_14_2&amp;utm_content=pt_proyecto_hills_14_ii\" target=\"_blank\" rel=\"noreferrer noopener\">Hills 14<\/a> consiste no desenvolvimento de uma <strong>moradia unifamiliar de alto padr\u00e3o<\/strong>, denominada The Hills 14, situada na urbaniza\u00e7\u00e3o El Herrojo, em Benahav\u00eds. A moradia est\u00e1 a ser constru\u00edda num lote de 2.374 m\u00b2 e contar\u00e1 com uma \u00e1rea total constru\u00edda de aproximadamente 2.250 m\u00b2, distribu\u00edda por tr\u00eas n\u00edveis.<\/p><p>O design do ativo responde aos padr\u00f5es mais exigentes do segmento prime: piscina exterior e interior, amplas zonas ajardinadas, garagem, vista mar e um piso inferior dedicado ao lazer e bem-estar, com garrafeira, cinema, gin\u00e1sio, spa e sala de jogos. A esta moradia junta-se um clube desportivo privado, desenvolvido num segundo lote cont\u00edguo de 10.982 m\u00b2, com campos de t\u00e9nis, padel, mini-futebol, v\u00f3lei e zona de CrossFit, configurando um ativo singular e dificilmente replic\u00e1vel na zona.<\/p><p>As obras come\u00e7aram em dezembro de 2024 e, atualmente, apresentam um <strong>avan\u00e7o certificado superior a 40%<\/strong>, reduzindo significativamente o risco de execu\u00e7\u00e3o t\u00edpico das fases iniciais de um projeto de obra nova.<\/p><h2 class=\"wp-block-heading\">Em que consiste a Tranche B?<\/h2><p>Este artigo corresponde \u00e0 Tranche B do empr\u00e9stimo, inicialmente formalizado em junho de 2025, com uma <a href=\"http:\/\/youtube.com\/watch?v=FvP5Q_xK6Ss&amp;feature=youtu.be&amp;utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=tranche_a&amp;utm_content=pt_proyecto_hills_14_ii\" target=\"_blank\" rel=\"noopener\">Tranche A<\/a> j\u00e1 financiada na plataforma. A Tranche B tem como objetivo <strong>dar continuidade aos trabalhos de constru\u00e7\u00e3o e cobrir determinados custos gerais do projeto<\/strong>.<\/p><p>As principais caracter\u00edsticas desta tranche s\u00e3o:<\/p><ul class=\"wp-block-list\"><li><strong>Montante da Tranche B<\/strong>: 2.600.000 \u20ac<\/li><li><strong>Taxa de juro fixa<\/strong>: 9,50% ao ano (juros simples)<\/li><li><strong>Prazo<\/strong>: 18 meses, com poss\u00edvel extens\u00e3o de 9 meses<\/li><li><strong>Rentabilidade total estimada<\/strong>: 14,25%<\/li><li><strong>Retorno m\u00ednimo garantido<\/strong>: equivalente a 15 meses de juros<\/li><\/ul><p>Os juros e o capital s\u00e3o pagos no vencimento. \u00c9 permitida a amortiza\u00e7\u00e3o antecipada total a qualquer momento, desde que seja respeitado o retorno m\u00ednimo acordado.<\/p><h2 class=\"wp-block-heading\">Estrutura e garantias do empr\u00e9stimo<\/h2><p>A opera\u00e7\u00e3o \u00e9 estruturada via d\u00edvida, atrav\u00e9s da concess\u00e3o de um empr\u00e9stimo a taxa fixa \u00e0 sociedade ve\u00edculo (SPV) propriet\u00e1ria do ativo. O empr\u00e9stimo total do projeto pode atingir at\u00e9 8,16 milh\u00f5es de euros, estruturados em tr\u00eas tranches.<\/p><p>No caso da Tranche B, o contrato incorpora um <strong>conjunto de garantias robustas<\/strong>, habituais neste tipo de opera\u00e7\u00f5es na Urbanitae:<\/p><ul class=\"wp-block-list\"><li>Hipoteca de primeiro grau sobre os dois lotes do projeto, com
