Na Fase I, financiada em 2024 juntamente com outros co-investidores, foi coberta a aquisi\u00e7\u00e3o e urbaniza\u00e7\u00e3o do <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/02\/05\/a-escassez-de-solo-em-espanha-um-obstaculo-chave-para-o-acesso-a-habitacao\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=solo&amp;utm_content=pt_proyecto_cortijo_merino\" target=\"_blank\" rel=\"noreferrer noopener\">solo<\/a> at\u00e9 atingir marcos-chave: licen\u00e7a de obras, avan\u00e7o muito significativo da urbaniza\u00e7\u00e3o e entrada do empr\u00e9stimo promotor banc\u00e1rio.<\/p><h2 class=\"wp-block-heading\">Um ponto de partida especialmente s\u00f3lido<\/h2><p>Atualmente, o projeto apresenta uma situa\u00e7\u00e3o particularmente robusta:<\/p><ul class=\"wp-block-list\"><li>Licen\u00e7a de obras concedida<\/li><li>Urbaniza\u00e7\u00e3o executada em mais de <strong>90% (certificado)<\/strong><\/li><li><strong>54% de pr\u00e9-vendas formalizadas<\/strong>, com 89 habita\u00e7\u00f5es j\u00e1 reservadas<\/li><li>Empr\u00e9stimo promotor aprovado por uma <strong>entidade banc\u00e1ria de primeiro n\u00edvel<\/strong><\/li><\/ul><p>A assinatura do empr\u00e9stimo promotor ocorrer\u00e1 antes da concess\u00e3o do empr\u00e9stimo subordinado da Urbanitae, o que refor\u00e7a o enquadramento financeiro da opera\u00e7\u00e3o.<\/p><h2 class=\"wp-block-heading\">Zona estrat\u00e9gica de M\u00e1laga<\/h2><p>O projeto contempla o desenvolvimento de <strong>165 habita\u00e7\u00f5es multifamiliares<\/strong>, com entre <strong>1 e 4 quartos, que incluir\u00e3o cozinha equipada, lugar de garagem e arrecada\u00e7\u00e3o<\/strong>. O conjunto residencial contar\u00e1 com amplos terra\u00e7os, piscinas, zonas verdes e parques infantis, numa parcela de 7.722 m\u00b2 e perto de 17.000 m\u00b2 de edificabilidade.<\/p><p><a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000445\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0226&amp;utm_term=cortijo_merino_2&amp;utm_content=pt_proyecto_cortijo_merino\" target=\"_blank\" rel=\"noreferrer noopener\">Cortijo Merino<\/a> situa-se dentro do eixo produtivo de M\u00e1laga, num ambiente muito din\u00e2mico que liga diretamente \u00e0 Universidade de M\u00e1laga, ao Parque Tecnol\u00f3gico da Andaluzia (PTA) e a v\u00e1rios dos principais parques empresariais da cidade.
