investir no mercado imobili\u00e1rio sem a necessidade de comprar um im\u00f3vel inteiro.<br>Segundo os dados mais recentes da <a href=\"https:\/\/www.researchnester.com\/reports\/real-estate-crowdfunding-market\/2874\" target=\"_blank\" rel=\"noreferrer noopener\">Research Nester<\/a>, este setor movimentou <strong>22,1 mil milh\u00f5es de d\u00f3lares em todo o mundo em 2025<\/strong> e espera-se que <strong>nos pr\u00f3ximos 10 anos este valor ultrapasse os 900 mil milh\u00f5es<\/strong>.<br>Gra\u00e7as \u00e0s <strong>plataformas de financiamento participativo<\/strong>, qualquer investidor (incluindo o pequeno aforrador) pode aceder a projetos imobili\u00e1rios com montantes baixos e obter rendimentos potencialmente atrativos.<br>O investimento imobili\u00e1rio atingiu <strong>17 mil milh\u00f5es de euros em 2025<\/strong>, mais 30% do que no ano anterior, segundo dados da Associa\u00e7\u00e3o de Consultoras Imobili\u00e1rias (ACI).<br>No entanto, como qualquer investimento financeiro, <strong>tem implica\u00e7\u00f5es fiscais que conv\u00e9m conhecer e gerir corretamente<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O que \u00e9 o crowdfunding imobili\u00e1rio?<\/h2>\n\n\n\n<p>O <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/04\/24\/por-que-comecar-a-investir-em-imoveis\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0226&#038;utm_term=crowdfunding_imobiliario&#038;utm_content=pt_crowdfunding_inmobiliario_impuestos\" target=\"_blank\" rel=\"noreferrer noopener\">crowdfunding imobili\u00e1rio<\/a><\/strong> consiste no <strong>financiamento coletivo de projetos imobili\u00e1rios<\/strong> atrav\u00e9s de plataformas online autorizadas pela <strong>Comisi\u00f3n Nacional del Mercado de Valores (CNMV)<\/strong>.<br>Estas plataformas colocam em contacto promotores que precisam de financiamento com investidores que aportam dinheiro em troca de um retorno econ\u00f3mico (juros ou participa\u00e7\u00e3o nos lucros).<\/p>\n\n\n\n<p>Existem dois modelos principais:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Crowdlending (ou crowdfunding de d\u00edvida)<\/strong>: o investidor empresta dinheiro (como um cr\u00e9dito) e recebe <strong>juros peri\u00f3dicos<\/strong>.<\/li>\n\n\n\n<li><strong>Crowdequity<\/strong>: o investidor adquire <strong>participa\u00e7\u00f5es ou a\u00e7\u00f5es<\/strong> e participa nos ganhos da venda ou do arrendamento dos ativos.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Como tributa o crowdfunding imobili\u00e1rio em Espanha?<\/h2>\n\n\n\n<p>A forma mais habitual de tributa\u00e7\u00e3o (especialmente quando se trata de <strong>juros ou rendimentos peri\u00f3dicos<\/strong>) \u00e9 como <strong>rendimentos de capitais mobili\u00e1rios na base do aforro do IRPF<\/strong>.<br>Isto significa que <strong>os lucros obtidos no crowdfunding imobili\u00e1rio somam-se a outros rendimentos do aforro<\/strong> como dividendos, juros de contas ou dep\u00f3sitos, e s\u00e3o tributados de forma progressiva.<\/p>\n\n\n\n<p>Isto assumindo que \u00e9s investidor pessoa singular. <strong>Se \u00e9s uma empresa (pessoa coletiva), os benef\u00edcios obtidos tributam segundo a taxa geral do Imposto sobre Sociedades<\/strong> (25% para PME).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Taxas de tributa\u00e7\u00e3o<\/h2>\n\n\n\n<p>Os escal\u00f5es em vigor (para 2025) da base do aforro em na declara\u00e7\u00e3o?<\/h2>\n\n\n\n<h3 class=\"wp-block-heading\">Juros e rendimentos<\/h3>\n\n\n\n<p>Se obtiveste <strong>juros ou rendimentos peri\u00f3dicos<\/strong>, deves inclu\u00ed-los na tua declara\u00e7\u00e3o de IRPF nas rubricas correspondentes a <strong>rendimentos de capitais mobili\u00e1rios<\/strong>.<br>Se a plataforma em Espanha <strong>ret\u00e9m impostos automaticamente (reten\u00e7\u00f5es)<\/strong>, isso aparecer\u00e1 no teu certificado fiscal e <strong>ser\u00e1 abatido ao imposto a pagar<\/strong>.<\/p>\n\n\n\n<p>Quando investes atrav\u00e9s de <strong>plataformas estrangeiras<\/strong> e o valor dos ativos fora de Espanha supera 50.000 \u20ac, existe a obriga\u00e7\u00e3o de apresentar o <strong>Modelo 720<\/strong>.<br>Se j\u00e1 pagaste
