Ao longo do ano, <strong>o nosso volume de transa\u00e7\u00f5es ultrapassou os 280 milh\u00f5es de euros<\/strong>, mais 30% do que os 215 milh\u00f5es registados em 2024.<\/p>\n\n\n\n<p>Este crescimento \u00e9 coerente com a estrat\u00e9gia que temos vindo a implementar: mais atividade, mais tipologias de ativos, novas linhas de neg\u00f3cio e uma maior presen\u00e7a internacional. Mas tamb\u00e9m com uma ideia de fundo muito clara: continuar a construir uma infraestrutura de refer\u00eancia para o co-investimento imobili\u00e1rio na Europa.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">3.400 novas habita\u00e7\u00f5es em carteira<\/h2>\n\n\n\n<p>A nossa atividade como plataforma de financiamento participativo continua a ser a principal fonte de receitas e o eixo central do modelo <a href=\"https:\/\/urbanitae.com\/pt\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0126&amp;utm_term=urbanitae&amp;utm_content=pt_cierre_a\u00f1o_2025\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae<\/a>. Atrav\u00e9s do co-investimento imobili\u00e1rio, financiamos projetos residenciais, comerciais e industriais, sempre com uma abordagem rigorosa na an\u00e1lise e na gest\u00e3o do risco.<\/p>\n\n\n\n<p>S\u00f3 em 2025, contribu\u00edmos para o financiamento de <strong>cerca de 3.400 habita\u00e7\u00f5es<\/strong> e, desde o in\u00edcio da nossa atividade, j\u00e1 particip\u00e1mos no desenvolvimento de <strong>mais de 8.100 habita\u00e7\u00f5es em Espanha e Portugal<\/strong>.<\/p>\n\n\n\n<p>Este crescimento em volume foi acompanhado por um aumento progressivo das devolu\u00e7\u00f5es aos investidores. Ao longo de 2025, ultrapass\u00e1mos a barreira dos <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/12\/29\/chegamos-perto-de-100-milhoes-de-euros-em-reembolsos-so-em-2025\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=100_milhoes_euros_devolvidos_ano&#038;utm_content=pt_cierre_a\u00f1o_2025\" target=\"_blank\" rel=\"noreferrer noopener\">100 milh\u00f5es de euros devolvidos num s\u00f3 ano<\/a><\/strong>, e o acumulado hist\u00f3rico atinge j\u00e1 os <strong>180 milh\u00f5es de euros, com uma rentabilidade m\u00e9dia superior a 12% desde o in\u00edcio das opera\u00e7\u00f5es.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Direct Investments, chave em 2025<\/h2>\n\n\n\n<p>2025 foi tamb\u00e9m o ano em que lan\u00e7\u00e1mos <strong>duas novas linhas de neg\u00f3cio<\/strong> que ampliam e complementam a nossa proposta de valor.<\/p>\n\n\n\n<p>A primeira \u00e9 a <strong>Urbanitae Direct Investments<\/strong>, lan\u00e7ada em junho: um modelo de investimento direto em ativos imobili\u00e1rios, no qual o investidor adquire a propriedade integral do im\u00f3vel, com acompanhamento completo por parte da nossa equipa. Em apenas alguns meses, <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/01\/13\/direct-investment-ultrapassamos-18-milhoes-de-euros-em-investimento-direto-em-2025\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=linha_ultrapassou_18_milhoes_investimento&#038;utm_content=pt_cierre_a\u00f1o_2025\" target=\"_blank\" rel=\"noreferrer noopener\">esta linha j\u00e1 ultrapassou os <strong>18 milh\u00f5es de euros de investimento<\/strong><\/a>, validando o interesse por solu\u00e7\u00f5es de investimento direto, profissionalizadas e sem fric\u00e7\u00f5es operacionais.<\/p>\n\n\n\n<p>A segunda \u00e9 a \u00e1rea de Transa\u00e7\u00f5es, criada em setembro para impulsionar o co-investimento em ativos terci\u00e1rios (CRE) para al\u00e9m do residencial tradicional: flex living, hotelaria ou alojamento para estudantes, entre outros. Nesta linha, j\u00e1 conclu\u00edmos com sucesso uma desinvestimento antecipado num ativo terci\u00e1rio na \u201cmilla de oro\u201d de Madrid, com uma rentabilidade total de 13,9% e uma TIR de 14,71%, refor\u00e7ando a nossa aposta neste segmento.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae com gestora de fundos<\/h2>\n\n\n\n<p>Esta estrat\u00e9gia de crescimento e diversifica\u00e7\u00e3o culminou no in\u00edcio de 2026 com um dos marcos mais relevantes desde a nossa funda\u00e7\u00e3o: a <strong>autoriza\u00e7\u00e3o da CNMV para <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2026\/01\/15\/ampliamos-o-nosso-modelo-de-coinvestimento-imobiliario-com-uma-sociedade-gestora-de-fundos\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=criar_gestora_propria_grupo_urbanitae&#038;utm_content=pt_cierre_a\u00f1o_2025\" target=\"_blank\" rel=\"noreferrer noopener\">criar uma gestora de fundos pr\u00f3pria dentro do grupo Urbanitae<\/a><\/strong>.<\/p>\n\n\n\n<p>Este passo n\u00e3o representa uma mudan\u00e7a de modelo, mas sim uma evolu\u00e7\u00e3o natural. Continuamos a ser uma plataforma de financiamento participativo, mas agora ampliamos as nossas capacidades para canalizar capital tamb\u00e9m atrav\u00e9s de fundos de investimento, o que nos permite aceder a capital institucional e abordar projetos de maior envergadura.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2026: aposta no CRE<\/h2>\n\n\n\n<p>Olhando para <a href=\"https:\/\/www.cbre.es\/press-releases\/la-inversion-inmobiliaria-en-espana-crecera-en-2026\" target=\"_blank\" rel=\"noreferrer noopener\">2026<\/a>, o residencial continuar\u00e1 a ser o nosso principal foco, mas \u00e9 no commercial real estate que identificamos uma das oportunidades mais interessantes. Atualmente, gerimos mais de 3.000 milh\u00f5es de euros em ativos sob gest\u00e3o, dos quais cerca de <strong>250 milh\u00f5es correspondem a ativos n\u00e3o residenciais<\/strong>.<\/p>\n\n\n\n<p>Outro grande desafio do ano ser\u00e1 continuar a nossa <strong>expans\u00e3o internacional<\/strong>.
