Desde o in\u00edcio, o objetivo era <strong>otimizar o valor do ativo atrav\u00e9s de uma gest\u00e3o ativa e posterior desinvestimento<\/strong>, num mercado caracterizado por uma <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/08\/24\/escassez-de-habitacao-um-problema-global-para-alem-de-espanha\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=oferta_muito_limitada_procura_sustentada&#038;utm_content=pt_devolucion_proyecto_lagasca\" target=\"_blank\" rel=\"noreferrer noopener\">oferta muito limitada e uma procura sustentada<\/a>, tanto nacional como internacional.<\/p>\n\n\n\n<p>Quando o projeto foi aberto a investimento na Urbanitae, apresentava v\u00e1rios fatores que apoiavam a sua abordagem:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Localiza\u00e7\u00e3o prime no centro de <a inicialmente previsto era de 18 meses, estruturado como 12 meses mais uma poss\u00edvel extens\u00e3o de 6 meses, conforme estabelecido no contrato<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Mais tempo para gerar mais retorno<\/h2>\n\n\n\n<p>Finalmente, o projeto foi liquidado ao longo de um prazo natural de 32 meses, equivalente a um prazo ponderado de 28 meses, gra\u00e7as \u00e0s <strong>devolu\u00e7\u00f5es parciais<\/strong> realizadas durante a vida do projeto.<\/p>\n\n\n\n<p>\u00c9 importante sublinhar que o prazo foi <strong>prorrogado duas vezes<\/strong>, sempre com <strong>aprova\u00e7\u00e3o dos investidores<\/strong>, com o objetivo de <strong>otimizar a comercializa\u00e7\u00e3o do ativo<\/strong> e maximizar o valor no momento do desinvestimento.<\/p>\n\n\n\n<p>Estas extens\u00f5es permitiram ao projeto adaptar-se ao <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/12\/16\/o-imobiliario-comercial-desperta-2026-um-ano-chave-para-o-setor\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0126&#038;utm_term=ritmo_mercado&#038;utm_content=pt_devolucion_proyecto_lagasca\"
