Este volume representa <strong>um crescimento de 142,5% face a 2024<\/strong>, quando os reembolsos atingiram 40 milh\u00f5es de euros.<br>N\u00e3o se trata apenas de um n\u00famero recorde, mas de um sinal claro de que o nosso portf\u00f3lio de projetos atingiu um grau de maturidade cada vez maior. Por tr\u00e1s deste crescimento est\u00e1 o trabalho cont\u00ednuo dos \u00faltimos anos, uma intensa atividade de financiamento e um modelo pensado para acompanhar o investidor durante todo o ciclo do investimento imobili\u00e1rio, desde a entrada no projeto at\u00e9 \u00e0 devolu\u00e7\u00e3o do capital e \u00e0 rentabilidade gerada.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Quase 180 milh\u00f5es de euros devolvidos no total<\/h2>\n\n\n\n<p>Se ampliarmos a perspetiva e somarmos todos os reembolsos totais e parciais realizados desde o in\u00edcio, <strong>a Urbanitae j\u00e1 devolveu 179 milh\u00f5es de euros aos seus investidores<\/strong>. Este dado reflete n\u00e3o s\u00f3 o volume de projetos que atingiram a fase de sa\u00edda, mas tamb\u00e9m a nossa capacidade de cumprir prazos e objetivos previstos num ambiente que continua exigente para o setor imobili\u00e1rio.<br>A progressiva acelera\u00e7\u00e3o dos reembolsos \u00e9 tamb\u00e9m uma consequ\u00eancia l\u00f3gica do crescimento da plataforma. \u00c0 medida que aumentam os projetos financiados e estes avan\u00e7am no seu desenvolvimento, o n\u00famero de opera\u00e7\u00f5es que atingem a maturidade tamb\u00e9m aumenta, refor\u00e7ando o peso dos reembolsos na nossa atividade global.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rentabilidade m\u00e9dia alinhada com os objetivos<\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/09\/25\/urbanitae-ultrapassa-os-100-me-em-reembolsos-aos-investidores\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=o_capital_devolvido_2025&#038;utm_content=pt_rozamos_100millones_devoluciones\" target=\"_blank\" rel=\"noreferrer noopener\">O capital devolvido em 2025<\/a> foi distribu\u00eddo entre <strong>mais de 43.000 investidores<\/strong>, com uma m\u00e9dia de mais de 600 participantes por projeto. Desde a nossa funda\u00e7\u00e3o, canaliz\u00e1mos <strong>mais de 240.000 investimentos<\/strong>, permitindo-nos oferecer acesso diversificado a projetos imobili\u00e1rios de grande dimens\u00e3o, tradicionalmente reservados a investidores profissionais ou institucionais.<br>Quanto \u00e0 rentabilidade, os projetos que geraram reembolsos alcan\u00e7aram <strong>uma rentabilidade m\u00e9dia anual de 12,3%<\/strong>, em linha com a TIR alvo definida no in\u00edcio de cada opera\u00e7\u00e3o. Este dado confirma que o desempenho agregado do portf\u00f3lio se mant\u00e9m dentro dos par\u00e2metros previstos, mesmo num contexto marcado pela normaliza\u00e7\u00e3o dos mercados e por um ambiente financeiro mais seletivo.<br>Por tipologia, a maior parte do capital devolvido prov\u00e9m de <strong>projetos estruturados como d\u00edvida<\/strong>, com prazos m\u00e9dios de cerca de 13 meses, oferecendo visibilidade e regularidade nos reembolsos. S\u00e3o mercados em que mantemos elevada atividade promotora e onde temos projetos em diferentes fases de execu\u00e7\u00e3o, comercializa\u00e7\u00e3o e sa\u00edda.<br>Esta diversifica\u00e7\u00e3o territorial faz parte da nossa abordagem de gest\u00e3o de risco.
