Al\u00e9m disso, a promo\u00e7\u00e3o contar\u00e1 com <strong>grandes \u00e1reas comuns<\/strong> e 17 <strong>unidades comerciais<\/strong>.<\/p>\n<p><\/p>\n<p>O projeto apresenta um <strong>avan\u00e7o comercial superior a 50%<\/strong>, com a comercializa\u00e7\u00e3o iniciada em janeiro de 2025, refletindo a boa aceita\u00e7\u00e3o do produto no mercado local.<\/p>\n<p><\/p>\n<p>A promo\u00e7\u00e3o estar\u00e1 localizada no setor 26 \u201cLa Milagrosa\u201d, a este da cidade de Jerez de la Frontera, uma \u00e1rea de expans\u00e3o cujo desenvolvimento foi aprovado em 2003, com a urbaniza\u00e7\u00e3o das fases 1 e 2 avan\u00e7ada at\u00e9 2008.<\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Estrutura da opera\u00e7\u00e3o<\/h2>\n<p><\/p>\n<p><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/01\/17\/nosso-objetivo-e-que-qualquer-investidor-possa-fazer-parte-da-urbanitae\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=os_investidores&amp;utm_content=pt_proyecto_martinica\" target=\"_blank\" rel=\"noreferrer noopener\">Os investidores<\/a> da Urbanitae far\u00e3o uma contribui\u00e7\u00e3o de 3.025.000 \u20ac a uma <strong>sociedade ve\u00edculo<\/strong>, que posteriormente entrar\u00e1 na sociedade promotora do projeto. O capital total ascende a 5.500.000 \u20ac, aportados conjuntamente pelos investidores da Urbanitae e pelo gestor.<\/p>\n<p><\/p>\n<p>O gestor j\u00e1 adquiriu o terreno atrav\u00e9s de uma sociedade de nova cria\u00e7\u00e3o e, com a entrada dos investidores, recapitaliza parte do seu investimento e cobrem-se os custos n\u00e3o cobertos pelo financiamento banc\u00e1rio. O projeto <strong>prev\u00ea recorrer a financiamento externo<\/strong> junto de uma entidade banc\u00e1ria de primeira linha, destinado a cobrir os custos da obra e parte dos custos t\u00e9cnicos.<\/p>\n<p><\/p>\n<p>Est\u00e1 estabelecido um <strong>esquema de retorno preferencial de 15% ao ano<\/strong> para os investidores da Urbanitae, consistindo na recupera\u00e7\u00e3o do capital aportado mais este retorno antes do gestor.
