href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000140\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=cunit&amp;utm_content=pt_devolucion_cunit_iii\" target=\"_blank\" rel=\"noreferrer noopener\">u<\/a><a e <a target=\"_blank\" rel=\"noreferrer noopener\">Cunit II<\/a>, ambos com resultados alinhados com as previs\u00f5es iniciais.<\/p>\n\n\n\n<p>Neste terceiro projeto, o resultado final foi melhor do que o esperado, tanto em termos de rentabilidade como de retorno anualizado para os investidores, com um desvio muito contido no prazo.<\/p>\n\n\n\n<p>No total, os investidores recuperaram 122,94% do capital investido, o que equivale a uma <strong>rentabilidade total de 22,94%<\/strong> e a uma <strong>TIR final de 10,20%<\/strong>, ligeiramente acima da estimativa inicial.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Em que consistia o projeto Cunit III?<\/h2>\n\n\n\n<p>O Cunit III foi estruturado como um <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/11\/16\/rentabilidade-fixa-e-prazos-curtos-assim-sao-os-projetos-de-divida-na-urbanitae\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=projeto_divida&#038;utm_content=pt_devolucion_cunit_iii\" target=\"_blank\" rel=\"noreferrer noopener\">projeto de d\u00edvida<\/a><\/strong>, atrav\u00e9s da concess\u00e3o de um empr\u00e9stimo ao promotor para financiar a constru\u00e7\u00e3o de um edif\u00edcio multifamiliar com 18 habita\u00e7\u00f5es na localidade de Cunit (Tarragona), na faixa costeira situada entre o sul de Barcelona e o norte da prov\u00edncia de Tarragona.<\/p>\n\n\n\n<p>A promo\u00e7\u00e3o inclu\u00eda habita\u00e7\u00f5es com amplos terra\u00e7os, piscina comunit\u00e1ria e zonas ajardinadas, numa localiza\u00e7\u00e3o muito pr\u00f3xima da praia e com uma procura residencial consolidada tanto para primeira como para segunda resid\u00eancia.<\/p>\n\n\n\n<p>Quando o projeto foi aberto ao investimento na Urbanitae, apresentava v\u00e1rios elementos que contribu\u00edam para reduzir os riscos habituais neste tipo de promo\u00e7\u00f5es:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Era o terceiro projeto financiado com a Construverty na mesma zona.<\/li>\n\n\n\n<li>Os projetos Cunit e Cunit II tinham evolu\u00eddo conforme o previsto.<\/li>\n\n\n\n<li>O projeto j\u00e1 dispunha de licen\u00e7a de obras.<\/li>\n\n\n\n<li>50% das habita\u00e7\u00f5es estavam vendidas desde o in\u00edcio.<\/li>\n<\/ul>\n\n\n\n<p>Este ponto de partida permitia limitar os principais riscos de uma promo\u00e7\u00e3o de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/04\/22\/habitacao-nova-tudo-o-que-se-constroi-e-vendido\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1225&#038;utm_term=obra_nova&#038;utm_content=pt_devolucion_cunit_iii\" target=\"_blank\" rel=\"noreferrer noopener\">obra nova<\/a>: urban\u00edstico, de execu\u00e7\u00e3o e de comercializa\u00e7\u00e3o.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Condi\u00e7\u00f5es iniciais do empr\u00e9stimo<\/h2>\n\n\n\n<p>O empr\u00e9stimo foi concedido nas seguintes condi\u00e7\u00f5es:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Prazo estimado:<\/strong> 24 meses<\/li>\n\n\n\n<li><strong>Taxa de juro:<\/strong> 10% ao ano<\/li>\n\n\n\n<li><strong>Rentabilidade total estimada:<\/strong> 20%<\/li>\n<\/ul>\n\n\n\n<p>Como \u00e9 habitual nos projetos de d\u00edvida, o contrato contemplava a possibilidade de prolongar o prazo se fosse necess\u00e1rio, aplicando nesse caso os juros de mora previstos, com o objetivo de proteger o investidor perante poss\u00edveis atrasos.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Reembolso em 25 meses<\/h2>\n\n\n\n<p>Por fim, o projeto foi reembolsado num prazo de 25 meses, apenas um m\u00eas acima do previsto inicialmente. Esta ligeira extens\u00e3o esteve ligada ao <strong>processo final de entrega e escritura das habita\u00e7\u00f5es<\/strong>, que se prolongou mais do que o esperado.<\/p>\n\n\n\n<p>Tal como comunic\u00e1mos aos investidores no boletim do passado m\u00eas de novembro, embora a maioria das unidades j\u00e1 tivesse sido entregue, ainda havia algumas pendentes de escritura. Por este motivo, a liquida\u00e7\u00e3o do empr\u00e9stimo foi adiada at\u00e9 concluir a entrega total da promo\u00e7\u00e3o, prevista ao longo do m\u00eas de dezembro.<\/p>\n\n\n\n<p>Durante esse per\u00edodo adicional, o empr\u00e9stimo continuou a gerar os juros de mora estabelecidos em contrato, o que explica que a rentabilidade final tenha sido superior \u00e0 inicialmente estimada.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Resultados finais: 22,9% de rentabilidade<\/h2>\n\n\n\n<p>O resultado definitivo do projeto foi o seguinte:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Prazo estimado:<\/strong> 24 meses<\/li>\n\n\n\n<li><strong>Prazo final:<\/strong> 25 meses<\/li>\n\n\n\n<li><strong>CoC estimado:<\/strong> 20,00%<\/li>\n\n\n\n<li><strong>CoC final: 22,94%<\/strong><\/li>\n\n\n\n<li><strong>TIR estimada:<\/strong> 10,00%<\/li>\n\n\n\n<li><strong>TIR final: 10,20%<\/strong><\/li>\n<\/ul>\n\n\n\n<p>O desvio no prazo foi m\u00ednimo e traduziu-se num melhor resultado para o investidor, tanto em retorno total como em rentabilidade anualizada.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Trajet\u00f3ria consistente<\/h2>\n\n\n\n<p>O reembolso do <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000234\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=cunit_iii&amp;utm_content=pt_devolucion_cunit_iii\" target=\"_blank\" rel=\"noreferrer noopener\">Cunit III<\/a> consolida a rela\u00e7\u00e3o da Urbanitae com a Construverty, um promotor com experi\u00eancia comprovada na zona e com o qual os projetos Cunit e Cunit II j\u00e1 tinham mostrado uma execu\u00e7\u00e3o de acordo com o previsto.<\/p>\n\n\n\n<p>Este terceiro projeto confirma que, quando convergem uma estrutura de d\u00edvida bem definida, um promotor com conhecimento do mercado local e uma promo\u00e7\u00e3o com tra\u00e7\u00e3o comercial desde o in\u00edcio, desvios razo\u00e1veis de prazo podem ser geridos adequadamente e, em alguns casos, at\u00e9 melhorar o resultado final para os investidores.<\/p>\n\n\n\n<p>Continuamos a apostar num modelo de financiamento baseado na sele\u00e7\u00e3o rigorosa de projetos, no acompanhamento
