Trata-se de um <strong>empr\u00e9stimo ponte em duas tranches<\/strong>, com taxa fixa de 13% ao ano, pagamento parcial de juros trimestral e um conjunto s\u00f3lido de garantias.<\/p><ul class=\"wp-block-list\"><li><strong><a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_nGJ3frbcRz6TadGm4gWE4g\" target=\"_blank\" rel=\"noopener\">Webinar<\/a> informativo:<\/strong> segunda-feira, 1 de dezembro, \u00e0s 12:00 (UTC+1)<\/li><li><strong>Abertura do projeto:<\/strong> ter\u00e7a-feira, 2 de dezembro, \u00e0s 16:00 (UTC+1)<\/li><\/ul><p>O webinar contar\u00e1 com a participa\u00e7\u00e3o de Ricardo Sanz, CEO do Grupo Abauco, juntamente com Jos\u00e9 Mar\u00eda G\u00f3mez-Acebo e Luis Maura, da Urbanitae.<\/p><h2 class=\"wp-block-heading\">Empr\u00e9stimo para financiar a compra<\/h2><p>A opera\u00e7\u00e3o consiste na concess\u00e3o de um empr\u00e9stimo ponte em duas tranches para financiar os dois primeiros pagamentos da compra de um edif\u00edcio existente na <strong>Calle Alcal\u00e1 552<\/strong>, no distrito de <strong>San Blas-Canillejas<\/strong>, Madrid. O ativo est\u00e1 atualmente <strong>locado a uma empresa do IBEX 35<\/strong>, a antiga propriet\u00e1ria do edif\u00edcio, atrav\u00e9s de um contrato de sale and leaseback com <strong>per\u00edodo obrigat\u00f3rio de 24 meses<\/strong> e op\u00e7\u00e3o de prorroga\u00e7\u00e3o por mais 12 meses.<\/p><p>Durante a vig\u00eancia do contrato de loca\u00e7\u00e3o, parte do aluguel ser\u00e1 destinada ao pagamento dos juros trimestrais do empr\u00e9stimo ponte, reduzindo o risco operacional nesta fase inicial. Posteriormente, o edif\u00edcio servir\u00e1 de base para o desenvolvimento de um <strong>projeto residencial com 129 unidades e 194 vagas de garagem<\/strong>.<\/p><h2 class=\"wp-block-heading\">O que exatamente estamos financiando?<\/h2><p>O gestor assinou um contrato privado de compra que estabelece <strong>tr\u00eas pagamentos<\/strong> para adquirir o ativo. Nosso empr\u00e9stimo ponte financiar\u00e1 parcialmente os dois primeiros:<\/p><ul class=\"wp-block-list\"><li><strong>Tranche A<\/strong> \u2192 primeiro pagamento (dezembro de 2025)<\/li><li><strong>Tranche B<\/strong> \u2192 segundo pagamento (dezembro de 2026)<\/li><\/ul><p>O gestor contribuir\u00e1 com <strong>2,85 milh\u00f5es de euros de fundos pr\u00f3prios<\/strong> antes de tornar a compra p\u00fablica e assumir\u00e1 todos os custos gerais do projeto \u2013 licen\u00e7as, taxas, honor\u00e1rios t\u00e9cnicos \u2013 usando fundos pr\u00f3prios e 20% das receitas do contrato de loca\u00e7\u00e3o.<br \/>A <strong>licen\u00e7a de obra principal<\/strong> ser\u00e1 solicitada ap\u00f3s o primeiro pagamento, com prazo estimado de <strong>12 a 14 meses<\/strong>.<br \/>A comercializa\u00e7\u00e3o est\u00e1 prevista para o primeiro semestre de 2027, principalmente para compradores nacionais de primeira resid\u00eancia.<\/p><h2 class=\"wp-block-heading\">Condi\u00e7\u00f5es do empr\u00e9stimo<\/h2><p>A opera\u00e7\u00e3o <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000431\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1225&amp;utm_term=alcala_552_2&amp;utm_content=pt_proyecto_alcala_552\" target=\"_blank\" rel=\"noreferrer noopener\">Alcal\u00e1 552 <\/a>\u00e9 estruturada como um empr\u00e9stimo ponte.
