O financiamento destinava-se a dois desenvolvimentos distintos em Madrid:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Transforma\u00e7\u00e3o de um im\u00f3vel em Carabanchel<\/strong> em cinco alojamentos tur\u00edsticos registados como guest houses, que o promotor manteria em explora\u00e7\u00e3o patrimonial.<\/li>\n\n\n\n<li><strong>Convers\u00e3o de um im\u00f3vel na zona de Manuel Becerra<\/strong> em 44 arrecada\u00e7\u00f5es destinadas \u00e0 venda a residentes locais e pequenos investidores, um tipo de ativo no qual a Grupanxon possui vasta experi\u00eancia.<\/li>\n<\/ul>\n\n\n\n<p>O projeto era atrativo devido ao seu design t\u00e1ctico e \u00e1gil: avan\u00e7o comercial precoce, uso de declara\u00e7\u00e3o respons\u00e1vel para encurtar os prazos de obra e um ticket de investimento reduzido, facilitando uma ampla participa\u00e7\u00e3o de investidores.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Resultados: rentabilidade cumprida e prazo ajustado<\/h2>\n\n\n\n<p>Embora o prazo natural do empr\u00e9stimo fosse de 12 meses, Castellanos inclu\u00eda uma extens\u00e3o contratual de 3 meses para assegurar a conclus\u00e3o das obras e comercializa\u00e7\u00e3o. A opera\u00e7\u00e3o exigiu, no final, 16 meses, embora a <strong>TIR seja calculada sobre os 15 meses estimados<\/strong>, visto que a extens\u00e3o j\u00e1 estava contemplada.
