No mesmo dia, \u00e0s <strong>12:00<\/strong>, realizaremos um <a href=\"https:\/\/us02web.zoom.us\/webinar\/register\/WN_BEUu4tRERBuNUrMZuQWceA\" target=\"_blank\" rel=\"noreferrer noopener\">webinar<\/a> informativo com o gestor do projeto.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Um parque comercial moderno com operadores \u00e2ncora<\/h2>\n<p> <\/p>\n<p>O empr\u00e9stimo \u00e9 garantido por um ativo espec\u00edfico: um terreno de 14.104 m\u00b2 com uma \u00e1rea bruta loc\u00e1vel (ABL) de 10.484 m\u00b2, onde ser\u00e1 desenvolvido o Parque Comercial Navia. O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000422\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1125&amp;utm_term=projeto&amp;utm_content=pt_proyecto_navia\" target=\"_blank\" rel=\"noreferrer noopener\">projeto<\/a> inclui:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li>11 lojas m\u00e9dias<\/li>\n \n<li>470 vagas de estacionamento<\/li>\n \n<li>Esta\u00e7\u00f5es de carregamento para ve\u00edculos el\u00e9tricos<\/li>\n \n<li>Pain\u00e9is fotovoltaicos<\/li>\n<\/ul>\n<p> <\/p>\n<p>No momento do lan\u00e7amento, o gestor j\u00e1 possui dois contratos de arrendamento assinados com operadores alimentares de primeira linha, representando 50% da \u00e1rea total loc\u00e1vel. Al\u00e9m disso, existem <strong>negocia\u00e7\u00f5es avan\u00e7adas<\/strong> com v\u00e1rios outros operadores, refor\u00e7ando a viabilidade comercial do parque. A renda l\u00edquida estimada \u00e9 de cerca de <strong>1,7 milh\u00f5es de euros por ano<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rentabilidade de 13% em 15 meses<\/h2>\n<p> <\/p>\n<p>Os investidores entrar\u00e3o no projeto por meio de um <strong>empr\u00e9stimo em \u00fanico tranche<\/strong>, com valor total de at\u00e9 5.200.000 \u20ac (<strong>5.000.000 \u20ac aportados pelos investidores da Urbanitae e 200.000 \u20ac por co-investidores externos<\/strong>).<\/p>\n<p> <\/p>\n<p>O empr\u00e9stimo ter\u00e1:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>10,5% de juros anuais simples (fixos)<\/strong><\/li>\n \n<li><strong>13,13% de rentabilidade total em 15 meses<\/strong><\/li>\n \n<li>Retorno m\u00ednimo garantido equivalente a <strong>6 meses de juros (5,25%)<\/strong><\/li>\n \n<li>Pagamento integral de <strong>juros e principal no vencimento<\/strong><\/li>\n<\/ul>\n<p> <\/p>\n<p>Este \u00e9 um <strong>projeto de d\u00edvida com estrutura de garantias muito s\u00f3lida<\/strong>, incluindo:<\/p>\n<p> <\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Hipoteca de primeiro grau<\/strong> sobre o terreno principal onde ser\u00e1 desenvolvido o parque<\/li>\n \n<li><strong>Hipoteca de primeiro grau<\/strong> sobre terreno adjacente, de uso comercial\/industrial<\/li>\n \n<li><strong>Penhor de primeiro grau<\/strong> sobre as participa\u00e7\u00f5es sociais e contas banc\u00e1rias da sociedade devedora<\/li>\n \n<li><strong>Penhor de primeiro grau<\/strong> sobre as receitas do contrato de compra e venda<\/li>\n \n<li><strong>Penhor de primeiro grau<\/strong> sobre os contratos do projeto (execu\u00e7\u00e3o e opera\u00e7\u00e3o)<\/li>\n<\/ul>\n<p> <\/p>\n<p>Al\u00e9m disso, o projeto apresenta um <strong>r\u00e1cio LTV de 25,6%<\/strong>, um n\u00edvel muito conservador que reduz o risco da opera\u00e7\u00e3o.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Vigo, um dos motores econ\u00f3micos do noroeste<\/h2>\n<p> <\/p>\n<p>O ativo est\u00e1 localizado no segundo cintur\u00e3o de Vigo, junto \u00e0 autoestrada urbana VG-20, numa \u00e1rea com grande visibilidade, tr\u00e1fego e acessibilidade. Com quase 300.000 habitantes e uma \u00e1rea funcional que supera as 540.000 pessoas, Vigo \u00e9 uma das cidades mais din\u00e2micas da Gal\u00edcia. O seu porto, atualmente candidato a tornar-se um porto nodal europeu, \u00e9 um dos grandes motores econ\u00f3micos da regi\u00e3o.<\/p>\n<p> <\/p>\n<p>Este contexto posiciona o parque comercial para captar uma procura est\u00e1vel e crescente, especialmente no segmento de m\u00e9dias superf\u00edcies, onde a oferta moderna continua limitada.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Um gestor com mais de 20 anos de experi\u00eancia<\/h2>\n<p> <\/p>\n<p>O projeto \u00e9 liderado pela <strong>Habitares Ib\u00e9rica<\/strong>, uma promotora e construtora espanhola com longa trajet\u00f3ria e mais de <strong>2.500 habita\u00e7\u00f5es constru\u00eddas<\/strong>.
