Dentro desse total, o <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/01\/02\/financiamento-alternativo-chave-para-o-setor-imobiliario-nos-proximos-tres-anos\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=financiamento_alternativo&#038;utm_content=pt_barometro_urbanitae_kpmg\" target=\"_blank\" rel=\"noreferrer noopener\">financiamento alternativo<\/a><\/strong> \u2014 que atualmente representa <strong>25 a 27% do total<\/strong> \u2014 poder\u00e1 atingir <strong>at\u00e9 37% em 2030, ou seja, mais de 19 bilh\u00f5es de euros<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Um modelo financeiro mais equilibrado<\/h2>\n\n\n\n<p>O Observat\u00f3rio, desenvolvido a partir de pesquisas com promotores, institui\u00e7\u00f5es financeiras, fundos de investimento e plataformas de financiamento alternativo, bem como entrevistas aprofundadas com representantes do Banco Santander, Arcano, FS Capital, Onate, RTV Grupo Inmobiliario e Urbanitae, constata uma evolu\u00e7\u00e3o significativa na origem do capital que impulsiona os projetos.<\/p>\n\n\n\n<p>Embora <strong>os bancos continuem sendo a principal fonte de financiamento<\/strong>, sua participa\u00e7\u00e3o est\u00e1 diminuindo em favor de novos atores alternativos, incluindo fundos de d\u00edvida, empr\u00e9stimos ponte e plataformas de crowdfunding imobili\u00e1rio.<\/p>\n\n\n\n<p>\u201cEm alguns anos, o financiamento via crowdfunding registrou <strong>crescimentos anuais superiores a 100%<\/strong>, demonstrando sua capacidade de atrair capital e se consolidar como fonte complementar\u201d, destaca <strong>Diego Bestard<\/strong>, CEO e fundador da Urbanitae. Segundo o estudo, esse tipo de financiamento poder\u00e1 <strong>superar 1 bilh\u00e3o de euros por ano em promo\u00e7\u00e3o imobili\u00e1ria<\/strong> antes do final da d\u00e9cada.<\/p>\n\n\n\n<p>Por sua vez, <strong>Carlos Cuatrecasas<\/strong>, s\u00f3cio da FS Consulting Strategy na KPMG, aponta que \u201co financiamento alternativo cresceu de forma significativa e continuar\u00e1 crescendo. Seu papel \u00e9 especialmente relevante em <strong>segmentos onde os bancos s\u00e3o menos ativos<\/strong>, como aquisi\u00e7\u00e3o de terrenos, fases iniciais ou projetos de maior risco\u201d.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Financiamento alternativo: flexibilidade e profissionaliza\u00e7\u00e3o<\/h2>\n\n\n\n<p>O relat\u00f3rio constata que <strong>o financiamento alternativo n\u00e3o compete com o banc\u00e1rio, mas o complementa<\/strong>, atuando como uma ponte entre o capital pr\u00f3prio do promotor (equity) e o cr\u00e9dito tradicional.<\/p>\n\n\n\n<p>Este modelo oferece <strong>maior flexibilidade<\/strong>, permite <strong>adaptar o financiamento \u00e0s necessidades de cada fase do projeto<\/strong> e reduz o \u00f4nus financeiro inicial para o promotor.
