Se as previs\u00f5es se confirmarem, o ano encerrar\u00e1 com um <strong>volume de investimento recorde desde 2019<\/strong>, ultrapassando os <strong>2.700 mil milh\u00f5es de euros<\/strong>, acima da m\u00e9dia hist\u00f3rica.<\/p>\n\n\n\n<p>Uma tend\u00eancia confirmada pela <strong><a href=\"https:\/\/www.cbre.es\/press-releases\/la-inversion-inmobiliaria-en-espana-alcanza-los-12900-millones\" target=\"_blank\" rel=\"noreferrer noopener\">CBRE<\/a><\/strong>, que estima o investimento em <strong>1.935 mil milh\u00f5es at\u00e9 setembro<\/strong>, um <strong>aumento de 15%<\/strong> face ao mesmo per\u00edodo de 2024. O retalho representa j\u00e1 <strong>15% do total do capital investido em imobili\u00e1rio<\/strong>, que ascende a <strong>12.900 mil milh\u00f5es de euros<\/strong>, consolidando-se como um dos tr\u00eas segmentos mais ativos, juntamente com <strong>Living<\/strong> e <strong>Hot\u00e9is<\/strong>.<\/p>\n\n\n\n<p>O aumento do capital destinado ao retalho explica-se, em grande parte, pelo crescimento das <strong>opera\u00e7\u00f5es em centros comerciais<\/strong> e pelo crescente interesse do <strong>capital internacional<\/strong>, aliado a um aumento do <strong>tamanho m\u00e9dio das transa\u00e7\u00f5es<\/strong>. Segundo a CBRE, o perfil <strong>core<\/strong> consolida-se, e as <strong>socimis<\/strong> lideram o investimento com <strong>41% do volume total<\/strong>, seguidas pelas <strong>SCPI francesas<\/strong> e pelos <strong>fundos anglo-sax\u00f3nicos<\/strong>. Ao mesmo tempo, o investimento privado torna-se mais profissional, atrav\u00e9s de ve\u00edculos especializados em centros comerciais, enquanto o investidor institucional volta a olhar com interesse para os <strong>lojas de rua<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Centros comerciais: o grande motor do retalho imobili\u00e1rio<\/h2>\n\n\n\n<p>De acordo com a <strong>Savills<\/strong>, os <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/10\/27\/centros-comerciais-e-seu-impacto-no-valor-dos-imoveis\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=centros_comerciais&#038;utm_content=pt_nuevo_pulso_retail\" target=\"_blank\" rel=\"noreferrer noopener\">centros comerciais<\/a><\/strong> concentram <strong>57% do total do investimento<\/strong>, mantendo-se como o principal foco de interesse. As <strong>m\u00e9dias superf\u00edcies<\/strong> representam <strong>9%<\/strong>, os <strong>supermercados<\/strong> <strong>10%<\/strong> e as <strong>lojas<\/strong> <strong>24%<\/strong>.<\/p>\n\n\n\n<p>Excluindo as lojas, o investimento em retalho atinge <strong>1.448 mil milh\u00f5es de euros<\/strong>, dos quais <strong>1.080 mil milh\u00f5es<\/strong> correspondem a centros comerciais \u2013 em linha com a tend\u00eancia iniciada no ano anterior e com n\u00edveis pr\u00e9-pandemia.
